Eco-friendly pedestrian network to link National Assembly Boulevard park, Sinjeong Station and elementary school; public meeting set for Wednesday morning at Haenuri Town
Yangcheon-gu announced Monday that a roughly 95,475-square-meter site in Sinjeong 4-dong will be transformed into a large-scale apartment complex of up to 25 stories, comprising 24 buildings and approximately 2,170 units.
The district has drawn up a redevelopment improvement plan for the site and will hold a public information session Wednesday morning at Haenuri Town. The district said it will also move quickly to complete the administrative procedures required for designating the area as an improvement zone, including an ongoing public inspection period and the collection of resident consent forms.
The area was selected as a candidate site for Seoul's fast-track integrated planning redevelopment program in May last year, and the integrated plan was finalized in August this year — about 15 months later.
The district will upgrade the zoning from second-class general residential (limited to seven stories) to third-class general residential, allowing a maximum floor-area ratio of 300 percent and significantly improving the project's financial viability.
The plan also capitalizes on the site's location by creating a pedestrian and street network linking the National Assembly Boulevard rooftop park, Sinjeong Station and Yangdong Elementary School, with the aim of improving residents' mobility and student commute safety. New parks will be added near the station and school, and community facilities connected to public walkways will be integrated into the complex, creating an eco-friendly residential environment where green space and everyday life blend naturally.
Meanwhile, Yangcheon-gu is actively pursuing redevelopment and reconstruction projects across the district, covering roughly 90,000 households in total. Last year, all 14 Mok-dong apartment complexes and Sinwol City Apartments completed their improvement zone designations. This year, Mok-dong complexes 6, 9 and 13 cleared Seoul's integrated review process. The district is also revising the district-unit plan for the Sinwol and Sinjeong residential areas to ease development regulations, and is pursuing a range of improvement approaches — including the Moa Town scheme and both private and public redevelopment — suited to the conditions of each neighborhood.
"The redevelopment of the Sinjeong 4-dong site goes beyond simply renovating aging housing — it is an important turning point in creating a new residential environment where transportation, education and green space come together in harmony," Yangcheon-gu District Mayor Lee Gi-jae said. "We will continue to strengthen administrative support so that the redevelopment and reconstruction projects under way throughout Yangcheon-gu can proceed smoothly, and we will work to build a comfortable and livable residential environment."
Separately, Yangcheon-gu will hold the "2025 Second-Half Yangcheon-gu Urban Improvement Project Knowledge Forum" through Nov. 10 to deepen residents' understanding of urban renewal and strengthen the capacity of those leading such projects. The forum targets project organizers and interested residents within the district. Sessions will run every Tuesday from 7 p.m. to 9 p.m. on the second floor of Haenuri Town, for a total of four sessions. Each session will focus on essential practical knowledge for navigating the improvement project process, with lectures by real estate experts and lawyers, followed by a question-and-answer segment.
