DL E&C is pitching its Acro Seongsu brand to the Seongsu Strategic Improvement Zone District 2 redevelopment project, raising expectations for a new landmark along the Han River.

The district is scheduled to hold a general assembly on Nov. 21 to select a final contractor, according to industry sources. The project — the last of four districts in the Seongsu Strategic Improvement Zone to choose a contractor — calls for a complex of nine buildings rising up to 62 floors with six below-ground floors, totaling 2,350 units. The total construction cost stands at 2.01 trillion won ($1.51 billion).

DL E&C plans to apply sweeping Han River view designs to Acro Seongsu, aiming to maximize both the residential and asset value for association members. The company said it has prioritized the allocation of premium river-view units to association members and devoted considerable effort to the overall design — from building placement to individual unit layouts — to deliver the most complete Han River views possible.

At the heart of the design concept is what DL E&C calls "Cinematic Vista." Centered on the living room, three-sided surround windows stretching up to 45 meters wrap the space to frame a 270-degree panoramic view of the Han River. The window frames, dubbed "Infinite Frame," measure up to 13 meters wide and 2.9 meters tall. The guiding vision, the company said, is to ensure the Han River is visible from every line of sight.

A total of 1,186 units — equivalent to 110 percent of the association member household count — will enjoy what DL E&C calls "S-class Han River views." The design reduces the number of residential towers and incorporates a wide view corridor of up to 160 meters and a 15-meter high piloti base to achieve top-tier river vistas. The company also proposed river-facing floor plans such as "River View Entry" and "River View Bath," which bring Han River views to the entryway and bathroom, along with open terraces.

The top-floor community space, Sky Art Dining, will offer residents a combined art and fine-dining experience. The complex will also feature eight Han River-view community facilities — the largest such offering in Seongsu — including a Sky Fitness center, Sky Private Gym, Sky Library, Sky Guesthouse, two Sky Pool Villas and an infinity pool. A Private Studio concept, a first for Seongsu, will allow individual households to customize spaces such as a wine cellar, cinema room or personal training room to suit their tastes.

DL E&C has expressed ambitions to make Acro Seongsu the pinnacle of its Han River "Acro Belt" — a line of high-end riverside developments that includes Acro River Park in Banpo-dong, Seocho-gu (move-in 2016), Acro River Haim in Heukseok-dong, Dongjak-gu (move-in 2019), and Acro Seoul Forest in Seongdong-gu (move-in 2020).

"When Acro Seongsu is added, the high-end residential value of the Seongsu area will rise to a new level," a DL E&C official said. "The Acro Belt stretching from Banpo and Hannam through to Seongsu is expected to stand at the center of a sweeping movement that redraws the map of Seoul's affluent Han River neighborhoods."

Meanwhile, DL E&C has been asserting its presence in key urban renewal projects this year, having secured the Mokdong Complex 6 project worth 1.29 trillion won. If the company clinches the construction rights for both the Seongsu District 2 project (2.01 trillion won) and the Haan Jugong Complex 9 project (930.9 billion won) in November, it is on track to reach a total of around 4 trillion won in urban renewal contracts for the year.
