Site near Changdong 608 selected as rapid-integration planning candidate in April; planning service contract kicks off in September with resident participation panel
Dobong-gu has launched a planning and zone-designation service contract to advance the area around Changdong 608 as the district's first quasi-industrial zone housing redevelopment project.
The site spans approximately 66,395.8 square meters and is classified as a quasi-industrial zone where more than 80 percent of buildings are over 20 years old. Poor residential conditions and aging infrastructure have made systematic urban renewal — coordinated with surrounding areas — a pressing need.
The site was selected in April as a candidate for the rapid-integration planning housing redevelopment program, marking the first time Dobong-gu has pursued a quasi-industrial zone housing redevelopment project.
To advance the project, the district selected a planning and zone-designation contractor in August and held a project launch briefing on Wednesday.
The service contract will run for 24 months from the start date.
Key tasks include a baseline and current-conditions survey, collection of resident opinions, drafting of a redevelopment plan, review of rapid-integration planning requirements, calculation of estimated cost contributions, and a resident opinion survey.
The project will focus on creating a sustainable urban environment and maximizing land use by comprehensively factoring in the northeastern Seoul development plan and the area's local characteristics.
A resident participation panel will also be formed to allow community members to help shape a development approach that links the surrounding residential living zone with broader economic revitalization.
In addition, the district plans to examine from multiple angles measures to improve quality of life and mobility — including protections for the educational environment and expanded infrastructure connecting to the Choan Mountain green corridor and the wider transportation network.
"The area around Changdong 608 holds great significance as Dobong-gu's first case of transforming an aging quasi-industrial zone," District Mayor Kim Dong-wook said. "We will work closely with the Seoul Metropolitan Government to drive the redevelopment forward at pace, realizing the 'Dobong Great Transformation' that overhauls the district's economy, transportation, housing and welfare."
