Eyes turn to Jangwi as Noryangjin remains out of reach

1,032 units in general sale; move-in set for September 2030

Supply concentrated in 59㎡ and 84㎡ units, targeting newlyweds and families

For newlyweds like me, this might be in effect the last complex where we can realistically put in an apartment subscription. From the perspective of raising a child, it is a rare opportunity to have more than 1,000 units in general sale at a large Seoul complex built by a top-tier construction company. A lot of people around me are planning to apply, so competition looks like it will be fierce.

The Jangwi Prugio Mark One show home drew a steady flow of visitors from Friday morning, even though it was the first day the model units were open. A queue formed outside the housing exhibition hall early in the day, and lines stretched in front of each unit inside as people waited their turn. Visitors ranged from newlywed couples carrying babies in infant carriers to families touring the units with their parents — all of them moving intently from room to room.

Jangwi Prugio Mark One is being developed through the redevelopment of Zone 10 in the Jangwi New Town district of Seongbuk-gu. The complex will comprise 23 buildings rising from five below-ground floors to 35 above-ground floors, with a total of 1,931 units. Of those, 1,032 units ranging from 39 to 114 square meters in exclusive use area will be offered in general sale. The average pre-sale price is 50.34 million won ($32,600) per 3.3 square meters (1 pyeong), and move-in is scheduled for September 2030.

Jangwi New Town, considered the largest urban renewal project in northern Seoul, has already seen several zones complete their move-in phase: Zone 1's Raemian Jangwi Forecount, Zone 2's Kkumeui Sup Kolon Haneulchae, Zone 4's Jangwi Xi Radiant, Zone 5's Raemian Jangwi First High and Zone 7's Kkumeui Sup iPark. Zone 6's Prugio Radius Park is currently under construction. Once the entire project is finished, the area is expected to be transformed into a major residential hub in northern Seoul with roughly 32,000 units.

The complex is located in a transit-oriented area near Doldoji Station on subway Line 6. City Hall Station, a transfer point for Lines 1 and 2, and Sinsa Station, a transfer point for Line 3 and the Shinbundang Line, are both reachable in about 30 minutes. Vehicle access is also available via the Eastern Expressway and the Inner Circular Road. Future transit additions in the pipeline include the Dongbuk Light Rail and the Greater Seoul Metropolitan Express Railway (GTX) Line C. Jangwi Elementary School is located near the complex, and within a roughly 1.5-kilometer radius are Wolgok Middle School, Namdaemun Middle School, Jangwi Middle School and Seokgwan High School.

Prospective buyers at the show home cited the complex's status as a large-scale Seoul development by a top-tier construction company as its main draw. A newlywed couple in their 30s, both civil servants considering a subscription for a 59-square-meter unit, said they were renting on a jeonse basis in Nowon and scouting properties for their first home purchase. "We think that by the time the New Town is complete, it will be a good environment for raising children, even though our child is still young," one of them said. They added that financial constraints had prevented them from applying at recent pre-sales in Noryangjin and Heukseok, but that they planned to try this time within the range they could afford.

A man in his 30s, identified only as A, visited the show home with his parents. "My parents live near Mia Sageori, and my wife and I live near Bukseoul Dream Forest," he said, adding that they planned to apply separately — his parents for an 84-square-meter unit and he and his wife for a 59-square-meter unit. A said he had also applied for Prugio Radius Park in Zone 6 two years ago, but that pre-sale prices had since risen by around 500 million won, making the financial burden feel considerably heavier. "Looking at the pre-sale prices of major Seoul complexes coming out this year, I get the feeling this could in effect be the last opportunity," he said.

The show home features three model unit types: 59㎡ Type A, 74㎡ Type B and 84㎡ Type C. Of the 1,032 units in general sale, 408 are 84-square-meter units and 402 are 59-square-meter units. Together, those two sizes account for 810 units — roughly 80 percent of the total general-sale supply concentrated in the most market-preferred "national standard" size and mid-to-small range.

The floor plan layouts are also aimed squarely at end-user demand. Smaller units of 39 and 46 square meters are included to capture single-person households and newlywed buyers. The 59- and 84-square-meter units feature dressing rooms, pantries and flex rooms to maximize the sense of space. Several types — including 59㎡ Types C and E, 84㎡ Types A, C and D, and the 101㎡ unit — are designed in a four-bay flat-slab layout to improve natural light, ventilation and spatial efficiency.

Some 84-square-meter unit types feature a "back kitchen" layout that places the kitchen at the rear and brings the living room to the front. An optional premium smart-home package allows residents to control lighting color and fixtures by AI voice recognition.

A sales official said proximity to an elementary school and the transit-oriented location near Doldoji Station were the complex's strongest selling points. "GTX Line C, which passes through the nearby Gwangwoon University Station, has broken ground, and if the underground rerouting of the Eastern Expressway also becomes reality, we can expect improved access to Gangnam as well," the official said.

The fact that more than half of the total 1,931 units — 1,032 in all — are being offered in general sale also drew attention from prospective buyers. "In a typical urban renewal complex, union members are often assigned their preferred buildings and floors first, but in this project the number of units pre-allocated to union members is relatively small, so a good number of preferred unit sizes and high floors are included in the general sale," the official said.

Pre-sale prices range from 695.6 million to 751.2 million won for 39-square-meter units, 1.35 billion to 1.46 billion won for 59-square-meter units, 1.48 billion to 1.59 billion won for 74-square-meter units, and 1.61 billion to 1.77 billion won for 84-square-meter units.

A woman in her 30s, identified only as B, visited the show home with a friend. "I currently live near Hoegi Station in Dongdaemun-gu and commute to Gyeonggi Province," she said, adding that the more than 1,000 units in general sale gave her hope of winning a spot. "I think commuting conditions will also improve once GTX Line C opens," she said.

The apartment subscription schedule opens Sunday with special supply applications, followed by first-priority applications for eligible residents on Monday and first-priority applications for other areas on Tuesday. Winners will be announced July 8. Contract signings run for four days from July 20 to 23.
