'First Acro in Mokdong … setting a new residential standard'

Only complex in Mokdong with simultaneous views of Han River and Anyangcheon

DL E&C announced Monday it has opened a showroom for "Acro Mokdong Regency," its proposed brand for the reconstruction of Mokdong Shinsigaji Complex 6 (Mokdong Complex 6) in Yangcheon-gu, Seoul. Anticipation for the project is building as the contractor selection general meeting for Complex 6 — the fastest-moving of Mokdong's reconstruction projects — approaches on June 27.

Through reconstruction, Mokdong Complex 6 is set to be redeveloped into a complex of 14 buildings with up to 49 above-ground floors, two below-ground floors and 2,173 units, based on the association's original design plan. The project cost is estimated at approximately 1.2868 trillion won (about $846 million). DL E&C entered the contractor selection bid as the sole applicant and holds preferred negotiation status with the Complex 6 association.

DL E&C is planning Acro Mokdong Regency to reflect Mokdong's identity as a designated education special district. The company intends to highlight the site's locational value — on top of education and lifestyle infrastructure — as the only spot in Mokdong offering simultaneous views of both the Han River and Anyangcheon. The complex will feature a top-tier edu-platform community alongside Han River-view amenities, including a River View Sky Lounge and a River View Sky Pool Villa. DL E&C also partnered with global architectural design group JERDE to expand the share of premium Han River-view units to 116 percent of the number of association member households.

The key project terms DL E&C proposed are: the contractor absorbing 50 billion won ($32.8 million) in construction cost inflation, financing relocation loans at a 100 percent loan-to-value ratio, a four-year deferral of association member contributions after move-in, and a bid deposit interest rate of CD plus zero percent. DL E&C said the terms are designed to reduce the association's financial burden, improve project viability and lower member contributions.

DL E&C is also partnering with ARUP, a British firm with a global reputation in super-tall structural engineering, and MSP (Martha Schwartz Partners), a global landscape design group, to realize a high-end landmark complex befitting the first of its kind in Mokdong. Specialized floor plans have been applied to a total of 1,554 units, including penthouses and duplex houses featuring double-height structures and wide terraces, while private gardens and dedicated terraces are planned for some lower-floor units.

Meanwhile, DL E&C posted provisional first-quarter sales of 1.7252 trillion won and operating profit of 157.4 billion won on a consolidated basis this year.
