Four-building, 403-unit complex spans up to 23 above-ground floors; special supply subscriptions open Monday

BS Hanyang and Daebo Construction opened a model home Friday for Godeok International New Town Sujainhousedi, a residential complex being developed through the P2 package project in the Godeok International Planning District in Pyeongtaek, Gyeonggi Province, kicking off the pre-sale schedule.

The complex, to be built on block A-67BL in Godeok International New Town, will rise from two below-ground floors to a maximum of 23 above-ground floors across four buildings, totaling 403 units. The unit breakdown by type is 107 units of 84㎡ Type A, 90 units of 84㎡ Type B, 59 units of 84㎡ Type C, and 147 units of 101㎡ — a lineup suited to buyers seeking mid-to-large floor plans.

The apartment subscription schedule begins with special supply on Monday, followed by first-priority subscriptions on Tuesday and second-priority on Wednesday, with winners announced June 30. The contract signing period runs from July 13 to July 15.

The complex falls under the price ceiling on new apartments, with pre-sale prices for the 84㎡ exclusive use area starting in the low 500 million won (approximately $327,000) range. No mandatory residency period applies despite the price ceiling designation. First-priority subscription eligibility requires a housing subscription account held for at least 12 months with a deposit meeting the regional and unit-size thresholds. The complex is also open to applicants from anywhere in the country, regardless of place of residence.

The complex is slated for the international exchange district of Godeok International New Town, raising expectations for educational infrastructure in the area. Within walking distance, a Pyeongtaek campus of Annie Wright Schools — a private school based in Tacoma, Washington — is in the works. Sites for a kindergarten and an elementary school are also designated nearby.

Godeok International New Town has plans for a range of public and cultural facilities, including the relocation of Pyeongtaek City Hall, a central library and a museum. Development projects that could further expand the residential demand base are also in the pipeline. The new town has grown around Samsung Electronics' Pyeongtaek campus and is regarded as a leading self-sufficient city in southern Gyeonggi Province. As demand for AI semiconductors and HBM has expanded, Samsung Electronics has continued to invest in the Pyeongtaek campus.

"Godeok International New Town Sujainhousedi occupies a prime location within the international exchange district, positioning it to benefit from both global educational infrastructure and the demand generated by Samsung Electronics' Pyeongtaek campus," a sales official said. "With the price competitiveness that comes from the price ceiling on new apartments, the project is drawing attention from end-users as well as buyers with an eye on future value."

Meanwhile, BS Hanyang posted sales of 343.5 billion won ($224 million) and operating profit of 50.5 billion won ($33 million) in the first quarter of this year.
