Up to 40-story residential complex planned... promotion committee formation approved
Committee formation allowed before zone designation, cutting administrative steps
Double transit-oriented area expected with Lines 7 and Myeongmok... 6,600-square-meter garden and lifestyle facilities planned
A large-scale redevelopment project to build a residential complex of up to 40 stories and 2,195 units near Myeongmok Station on Seoul Metro Line 7 has entered full swing.
Seoul Metropolitan Council Member Im Gyu-ho of the Democratic Party of Korea, representing Jungnang 2, said the promotion committee for the "Myeongmok Station Transit-Oriented Private Redevelopment Project" in the Myeongmok-dong 542-7 area of Jungnang-gu has received official approval to form.
The project aims to redevelop aging residential areas to supply large-scale housing while expanding transportation, green space and everyday amenities. It is expected to improve living conditions around Myeongmok Station and establish a new residential hub in Jungnang-gu.
The project has been gaining momentum. The consent verification process required to form the promotion committee began in late April, an approval application was submitted in early September, and the committee formation was approved roughly two months later.
The approval is particularly significant as it marks one of the first cases to benefit from streamlined redevelopment procedures under an amendment to the Act on the Improvement of Urban Areas and Residential Environments revised in June.
The revised law allows a promotion committee to be formed before a maintenance zone is officially designated, provided certain conditions are met — including the completion of a public notice process for drafting an improvement plan. Previously, such a step was only possible after zone designation. The change reduces the administrative burden on project proponents and lays the groundwork for shortening the overall redevelopment timeline.
Under the development plan, the project site — currently a mix of second- and third-class general residential zones — will be rezoned as a quasi-residential zone. The change will allow for a residential complex of up to 40 stories and 2,195 units, along with social infrastructure to serve residents' daily needs.
The area's development potential is also expected to benefit from improved transit access. Myeongmok Station, currently served by Line 7, is set to become a double transit-oriented hub once the Myeongmok urban railway line opens. That line is scheduled to break ground next year, and over the long term is expected to significantly enhance public transit access and connectivity for the area.
Green space for residents will also be expanded. A large garden of approximately 6,600 square meters is planned near Myeongmok Elementary School, with the aim of ensuring a pleasant living environment alongside the high-density residential development.
The project goes beyond simple housing supply, representing a comprehensive urban restructuring that integrates residential, transportation, green space and lifestyle amenities. It is expected to serve as a turning point in accommodating new housing demand around Myeongmok Station while boosting the area's urban competitiveness.
Im said the council member plans to ensure that residents' opinions are fully reflected throughout the process and that follow-up administrative procedures proceed smoothly.
"This project will create a new landmark for Jungnang-gu and showcase the true face of Seoul," Im said. "Together with Promotion Committee Chair Choe Nak-bong, who has led the push for this project, I will do my utmost to break ground as quickly as possible so that residents can feel the difference in their living environment as soon as possible."
