Hyundai Engineering & Construction announced Friday that pre-sales are underway for Hillstate Songpa The Grid, located in Jangji-dong, Songpa-gu, Seoul.

The development runs from four below-ground floors to 16 above-ground floors and offers units with exclusive use areas ranging from 34 to 119 square meters. Move-in is scheduled for January 2031. The complex comprises 1,393 units within walking distance of Bokjeong Station.

The deposit is set at 10 percent of the pre-sale price, but the first installment has been fixed at a flat 10 million won ($7,480), easing the initial financial burden on buyers. The first interim payment has also been set for late October 2027 — roughly one year away — to reduce loan interest costs. Units in the 34-to-36-square-meter range qualify for interest-free interim financing.

As an officetel, the development is not subject to the housing-price-bracket loan limits that apply to apartments, allowing a loan-to-value ratio of up to 70 percent. Actual loan amounts may vary depending on individual financial institution assessments.

The complex sits within the Songpa-Wirye The Grid, the centerpiece of the Bokjeong Station smart city development. The project, being pursued by Songpa Biz Cluster PFV, covers a site area of approximately 219,000 square meters and a total floor area of roughly 1.66 million square meters, with total project costs reaching the 13 trillion won range.

Hillstate Songpa The Grid will occupy mixed-use Block 3, while Block 2 will house HMG Future Complex, Hyundai Motor Group's future technology research hub. A shopping mall operated under consignment by Hyundai Department Store is also planned for the basement level.

A Posco Global Center — set to serve as a research and development hub for Posco Holdings and its key affiliates — is also planned for the site. Covering approximately 49,000 square meters, the center held its groundbreaking ceremony in November last year.

Bokjeong Station is already a double transit-oriented area served by subway Line 8 and the Suin-Bundang Line. A Wirye tram line connecting Macheon Station (Line 5) with Bokjeong and Nam-Wirye stations (Line 8) is currently in trial operation, targeting an opening in December, which would make the area a triple transit-oriented zone. The addition of the planned Wirye-Sinsa Line and the proposed Wirye-Gwacheon Line would further improve connectivity. Suseo Station, one stop away on the Suin-Bundang Line, is also the site of a mixed-use transit center redevelopment that includes plans for a Shinsegae department store and a hotel.

Units feature a coffered ceiling height of 2.42 meters. The complex provides 1.19 parking spaces per unit. Hyundai E&C's inter-floor noise reduction technology, the H Silent Home System, will also be applied. Depending on the unit, either an open or enclosed balcony will be provided.

Community amenities will include an indoor golf practice range, fitness facilities, a sauna and a Hills Lounge. A small library, guesthouse, coin laundry, H i-Forest children's space and H With Pet facility will also be available.

Meanwhile, Hyundai E&C has surpassed 10 trillion won in urban redevelopment project orders for two consecutive years.
