The first large-scale brand town in Sejong's national smart city pilot zone is set to take shape.

BS Hanyang announced Monday that it plans to launch pre-sales of "Sejong Smart City El Sujaein" in November. The complex will comprise 2,191 apartments and 125 officetel units, totaling 2,316 units. A public-private joint venture SPC involving the Korea Land and Housing Corporation (LH) and the Sejong city government will serve as the developer, with BS Hanyang acting as the contractor. All apartment units will follow a single floor plan of 84 square meters in exclusive use area, a size that has consistently drawn strong buyer demand.

The complex will be built in Sejong's Zone 5-1, designated a national smart city pilot zone in 2018. The project covers a site of approximately 2.744 million square meters in the Hapgang-dong area and aims to introduce advanced infrastructure across the city in transportation, healthcare, education and energy. Sejong Smart City El Sujaein will sit within the zone's residential component, known as the Smart Living Zone.

A range of smart services will be introduced to the national pilot city in phases. Outside the complex, residents will have access to shared autonomous vehicles and an AI-powered traffic management system. Inside the complex, lifestyle robots for deliveries and luggage handling, as well as patrol robots, will support residents' daily lives.

Sejong also stands to benefit from a series of major development catalysts. Under the government's national land transformation strategy, plans are moving forward to build a presidential office annex and a National Assembly branch in Sejong, which is expected to further cement the city's role as a key hub for national decision-making.

Transportation links are also steadily improving. Construction is underway on the Chungcheong Regional Express Railway (CTX), a 64.4-kilometer line connecting Government Complex Daejeon, Government Complex Sejong, Jochiwon and Cheongju International Airport. A ring road linking Hanbyeol-dong and Yongho-dong on the outskirts of Zone 6 is also under construction, with an opening targeted for the second half of 2027.

BS Hanyang has supplied approximately 230,000 homes nationwide through projects including Cheongnyangni Station Hanyang Sujaein Graciel and Han River Sujaein Obscent. The contractor said it intends to deliver a high-quality residential environment befitting the national pilot city.

"This is a large-scale brand town that combines Sujaein's residential expertise with the cutting-edge lifestyle services of a national pilot city," a company official said. "With transportation, education and cultural infrastructure alongside a natural environment, it will be the central complex where residents can be the first to experience Sejong's future value."

Meanwhile, 44 government agencies and more than 10,000 civil servants still based in the greater Seoul area are set to relocate to Sejong between 2027 and 2031, a move expected to significantly boost residential demand in the city.
