The aging commercial district around Jungnang Station in Jungnang-gu, Seoul, is set to be redeveloped into a mixed-use hub combining residential, commercial and community facilities. High-density mixed-use development is being pursued in the Dongbu Market area, which has long served as the heart of the local commercial district, and the move is expected to accelerate the broader reshaping of urban space around Jungnang Station.

Im Gyu-ho, deputy chair of the Seoul Metropolitan Council's Transportation Committee and a Democratic Party of Korea member representing Jungnang 2, announced that the Jungnang Bridge Shopping Center at 129-9 Sangbong-dong has been selected as a site for the Seoul Metropolitan Government's transit-oriented development project.

The site, located in the Dongbu Market area within the Sangbong residential district-center zone plan, has strong transport links connecting Jungnang Station and Mangu-ro. However, the deterioration of existing market facilities has long raised the need to improve commercial functions and expand community amenities.

The core of the project is to redevelop the aging market into a mixed-use complex combining residential, commercial and community infrastructure, thereby strengthening the transit-oriented functions of the area. The plan calls for high-density mixed-use development, with the land use designation to be upgraded from quasi-residential to neighborhood commercial.

Beyond market modernization: building a mixed-use hub that connects the local commercial district

The development vision goes beyond simple building renovation. The focus is on modernizing the existing Dongbu Market while linking it to the nearby Baekgu-dan-gil and Midrang-gil shopping streets to revitalize the broader local commercial district.

The plan envisions connecting the scattered commercial facilities around Jungnang Station and creating a community hub where residents can shop, relax and socialize.

Dongbu Market is one of Jungnang-gu's representative traditional markets and has long underpinned the local economy. The development is expected to improve the existing commercial district's functions and expand new commercial and community infrastructure, boosting foot traffic around Jungnang Station and stimulating the local economy.

The plan also aims to leverage the transport accessibility of Mangu-ro and the locational advantages of the Jungnang Station transit-oriented area to develop the district into a new shopping and commercial hub for eastern Seoul.

"We plan to pursue high-density mixed-use development by upgrading the zoning from quasi-residential to neighborhood commercial," Im said. "We will modernize the existing Dongbu Market and connect it with the surrounding Baekgu-dan-gil and Midrang-gil shopping streets to create a central community space where residents can gather and interact."

The selection of the site marks a starting point for reshaping the urban functions of the Jungnang Station area. The project will move forward through the formulation of a detailed development plan and related procedures, with the key challenge being how to integrate residential and community facilities harmoniously while preserving the existing market's commercial functions.
