Lake-view retail near Central Park draws attention
Posco E&C is launching pre-sales for Gran Alle (Block 11), the commercial facility within its The Sharp Songdo Granterre development. Industry observers expect the complex to emerge as a new retail hub in Songdo, backed by a residential base of more than 1,600 units.
Posco E&C promoted the Gran Alle pre-sale at Herald Money Festa 2026, held Saturday at Dongdaemun Design Plaza (DDP) in Jung-gu, Seoul. The event, themed "Money Rebalancing: Recalibrating the Weight of Your Assets," ran for two days from Friday through Saturday.
The Sharp Songdo Gran Alle is the in-complex commercial facility of The Sharp Songdo Granterre, being developed in the G5 block area of Zone 3 of Songdo International City. It is planned as a first- and second-floor retail facility within a residential complex comprising 1,544 apartment units and 96 officetel units, totaling 1,640 units.
Industry insiders expect the development to grow into a premium lifestyle retail district representing Zone 3 of Songdo, given its location at the intersection of the Songdo Waterfront, Central Park, the G5-2 block park and the international business district.
Competitive pricing is another draw. First-floor retail units start at 218 million won ($160,000), with most priced in the 200 million to 300 million won range. Even the largest units are capped at around 502 million won. Second-floor units are offered between 171 million won and 332 million won.
One visitor in her 30s said the lake views caught her attention. "I became interested because I want to open a brunch cafe with a lake view near Songdo Central Park," she said.
Meanwhile, Posco E&C also promoted pre-sales at the event for Honors 117, a residential lot development within Jack Nicklaus Golf Club Korea — home to the country's most expensive golf club membership. Honors 117 comprises 179 lots in total, divided into 92 lots in East Village and 87 lots in West Village. The total site area is approximately 167,000 square meters, of which 97,000 square meters are designated for single-family housing. A private park exclusively for residents spans more than 37,000 square meters within the complex.
Befitting its status as one of Incheon Songdo's most upscale developments, Honors 117 offers a range of community facilities for residents, including a private lounge for relaxation, a multipurpose hall for film screenings, a cafe and a shared kitchen — all open to residents.
