About 26,000 units in Greater Seoul, 20,000 in regional cities

'Selective approach needed on price and location amid diversifying supply'

About 46,000 units across 60 apartment complexes nationwide are scheduled for pre-sale in October. While the volume marks a sharp increase from a year earlier — ushering in what the industry calls a peak pre-sale season — Seoul will account for only 1,869 of those units. Rising construction costs stemming from an increase in the standard building cost index are expected to be passed on to pre-sale prices, adding to the financial burden on end-user buyers.

Real Estate 114 said Wednesday that approximately 45,691 units — including rental housing — are set to go on pre-sale next month, surpassing both the previous month's 26,783 units and the year-earlier figure of 16,811 units, as the autumn pre-sale season gets underway.

In the Greater Seoul area, a total of 25,711 units are scheduled for pre-sale, led by Gyeonggi Province with 15,991 units, followed by Incheon with 7,851 units and Seoul with 1,869 units.

In Gyeonggi Province, large-scale complexes of 1,000 units or more are concentrated mainly in the southern part of the province. These include Hwaseong Hyangnam Lotte Castle Signature (1,542 units) in Hyangnam-eup, Mansei-gu, Hwaseong; Acme R Dongtan (M1-2-2 and M1-1-2, 1,808 units) in Bansong-dong, Dongtan-gu, Hwaseong; Gwacheon Knowledge Information Town S-12 (Happy Housing, 1,464 units) in Galhyeon-dong, Gwacheon; Gyeonggi Gwangju Station Lotte Castle Signature 2nd Complex (1,249 units) in Ssangnyeong-dong, Gwangju; and Hanwha Forena Jije Station (1,098 units) in Segyo-dong, Pyeongtaek.

Public pre-sale offerings are also drawing attention. Scheduled launches include units from the third-generation new town developments — a key supply corridor in the metropolitan area — such as Bucheon Daejang Housestory Decent (548 units) in Ojeong-gu, Bucheon, and Incheon Gyeyang A6 (663 units) in Gyulhyeon-dong, Gyeyang-gu, Incheon. Also on the calendar are Godeok Gangil 3rd Complex (main subscription, 1,305 units) in Gangil-dong, Gangdong-gu, Seoul; Gwanggyo A17 (600 units) in Woncheon-dong, Yeongtong-gu, Suwon; and Hillstate Godeok Ellist (A31, A34 and A35, 2,122 units) in Godeok-dong, Pyeongtaek.

Godeok Gangil 3rd Complex is expected to attract particular interest in Seoul, where jeonse and monthly rent shortages remain acute. The complex is a land-lease pre-sale housing project, meaning the developer retains ownership of the land while buyers own the building and other structures. Originally slated for August, the pre-sale was pushed back by about two months after loan regulations required adjustments to the relevant system.

In regional cities outside the metropolitan area, a total of 19,980 units are set to launch, led by South Chungcheong Province with 3,951 units, followed by Daejeon with 3,502 units and Busan with 3,304 units. Major complexes include i'Park Mudeungsan Sky Forest (2,299 units) in Hak-dong, Dong-gu, Gwangju; Trisenz Xi The Sharp Hillstate (3,404 units) in Byeon-dong, Seo-gu, Daejeon; Hillstate Geoje Signature (1,963 units) in Okpo-dong, Geoje, South Gyeongsang Province; Cheonan Asan Station Grand City Philhaus 1BL (1,534 units) in Baebang-eup, Asan, South Chungcheong Province; Cheongju Gagyeong i'Park 7 and 8 Complexes (1,671 units) in Gagyeong-dong, Heungdeok-gu, Cheongju, North Chungcheong Province; and Busan Eco Delta City 12BL (1,086 units) in Gangdong-dong, Gangseo-gu, Busan.

"Construction cost increases stemming from the recent rise in the standard building cost index will begin to be fully reflected in pre-sale prices," a Real Estate 114 official said. "With upward pressure on pre-sale prices, prospective subscribers will need solid cash reserves more than ever."
