A site in Dobong-gu slated to become a mixed-use residential complex of up to 39 floors and 420 units has entered the demolition phase of its urban public housing project near Banghak Station.
Dobong-gu said it held a groundbreaking ceremony for the demolition work at the Banghak Station urban public housing complex on Monday — the first of Seoul's 15 urban public housing complex project districts to reach this stage.
The urban public housing complex program builds mixed-use developments combining public housing with office, retail and industrial facilities in transit-oriented areas, semi-industrial zones and low-rise residential neighborhoods within the city.
Dobong-gu is pursuing four such projects in total, including the Banghak Station site now entering demolition, as well as sites on the east and west sides of Ssangmun Station and near the Chang 2-dong community center.
The Banghak Station urban public housing complex district is located around 622-6 Dobong-dong and covers 8,429 square meters.
Despite its location in a transit-oriented area, the neighborhood has long faced calls for urgent improvement due to poor living conditions and aging infrastructure.
Once completed, the district will be transformed into a mixed-use residential complex comprising two apartment buildings — with four below-ground floors and 39 above-ground floors — along with mixed-use facilities, for a total of 420 units, including 73 rental units.
The demolition groundbreaking marks a notable achievement: all major steps — forming a residents' council, securing project plan approval, selecting a contractor and relocating residents — were completed in less than five years following the district's designation in December 2021.
Dobong-gu completed architectural committee review, demolition permits and supervision contractor selection before launching full-scale demolition work and holding the groundbreaking ceremony.
The ceremony drew about 100 residents and officials, including Dobong-gu District Mayor Kim Dong-wook, National Assembly member Oh Ki-hyung of Seoul's Dobong-eul constituency, Korea Land and Housing Corporation President Lee Seong-hun and residents' council chairman Kim Wang-seok.
"This demolition groundbreaking is a meaningful achievement that leads the way for other projects and will inject fresh momentum into the 'Great Dobong Transformation,'" District Mayor Kim Dong-wook said. "We will make safety near neighboring schools and a conducive learning environment our top priority, and will spare no administrative support to ensure the project moves forward at pace in cooperation with relevant agencies."
