Plans call for 19 residential buildings of up to 49 above-ground floors totaling 2,999 units

Association approved just over a year after redevelopment zone designation

Gwangjin-gu has approved the establishment of a redevelopment association for the Jayang 4-dong Zone A housing redevelopment project, covering the area around Jayang-dong 57-90.

The zone spans 139,130 square meters. An improvement plan for the site was finalized and the area was designated and publicly announced as a redevelopment zone in July last year. The association held its inaugural general meeting in July, electing a chairman and other officers, before submitting its application for association establishment approval to Gwangjin-gu in August.

The district reviewed the association's articles of incorporation, the qualifications of its officers and delegates, resolutions passed at the inaugural general meeting, and the consent status of landowners and property holders before granting approval.

Of the 1,559 landowners and property holders eligible to participate, 80.56 percent gave their consent, meeting the legally required threshold.

Under the current architectural plan, the site will accommodate 19 residential buildings ranging from three below-ground floors to 49 above-ground floors, with a total of 2,999 units, along with neighborhood commercial facilities. Land-use zones within the area include first-class, second-class (up to seven stories), second-class and third-class general residential zones. However, the number of units and overall building scale may change during the subsequent project implementation plan approval process.

Once the redevelopment is complete, the area — currently dense with aging single-family and multi-unit homes and plagued by poor pedestrian access and parking — is expected to see a significant improvement in its residential environment.

Gwangjin-gu plans to work closely with the association and actively support the administrative procedures at each stage of the project to ensure the redevelopment proceeds smoothly and without delay.

"This approval marks the true starting point for improving the residential environment in Jayang 4-dong Zone A," District Mayor Kim Kyung-ho said. "We will keep a close eye on the project's progress to meet the long-held expectations of residents, and we will spare no administrative support to ensure the redevelopment moves forward without a hitch."
