Bucheon is launching an architectural design innovation competition targeting transit-oriented areas and semi-industrial zones.

The city will accept applications on a rolling basis from Nov. 2 through Dec. 31, with selected projects to be announced within 45 days of submission. Chosen projects will move forward next year.

To support the initiative, the city revised its district unit planning guidelines to establish a legal basis for applying maximum floor-area ratios under special architectural zone designations.

Projects selected through the competition will be designated as special architectural zones, entitling them to relaxed floor-area ratios, building coverage ratios and sunlight-distance requirements. The city said the incentives are designed to lower development costs and encourage creative private-sector participation in architectural design.
