Premium commercial facility 'Sigan' to go on sale simultaneously

First private-sector development directly built and developed by a construction company

Bando Construction announced Tuesday that it will launch pre-sales of "Gyeyang New Town Kaiv Ubora" in October, marking the first privately supplied apartment complex in the Gyeyang new town. The development is expected to draw significant attention as the first project among third-generation new town pre-sale offerings to be directly developed and built by a private construction company.

The complex will rise across AC3 and AC4 blocks in the Gyeyang new town, spanning two below-ground and 15 above-ground floors, and will comprise 1,110 apartment units alongside 203 commercial units in a mixed-use configuration. AC3 block will account for 614 units and AC4 block for 496 units, with exclusive use areas of 84, 92 and 93 square meters available.

The complex offers convenient access to Seoul. Incheon Metro Line 1's Bakcheон station sits close to the AC3 block, putting Gimpo Airport station just three stops away. Gimpo Airport station serves as a transfer hub for the Airport Railroad, subway lines 5 and 9, and the West Sea Line; from there, riders can reach Magok Naru station in just four stops via the Airport Railroad or Line 9.

"Additional transportation improvements are in the pipeline, including the planned extension of the Daejang-Hongdae line, and the site's value as a key hub connecting the advanced industrial corridor in the northwestern Greater Seoul area is expected to grow stronger," a Bando Construction official said.

The Gyeyang new town covers approximately 3.35 million square meters and is designed as a self-sufficient city. Its planned technology park, Gyeyang AX Park, will focus on information and communications technology and digital content, and is set to be developed at roughly 1.4 times the size of Pangyo. Companies slated to move into the adjacent Bucheon Daejang area are also drawing attention as a business hub supporting the new town, and are expected to contribute positively to future market prices.

According to Bucheon city, Korean Air, SK Innovation, SK hynix and DN Solutions signed move-in contracts for the Bucheon Daejang Urban Advanced Industrial Complex in December 2025 and completed a land purchase agreement with the Korea Land and Housing Corporation worth approximately 410 billion won ($298 million).

Alongside the residential pre-sales, Bando Construction will simultaneously offer units in its premium branded commercial facility "Sigan," a stay-oriented brand mall. The facility will total 203 units — 112 in the AC3 block, comprising 45 neighborhood living facility units and 67 retail units, and 91 in the AC4 block, comprising 35 neighborhood living facility units and 56 retail units.

"The complex is positioned to draw on the built-in demand from roughly 10,800 households in the new town as well as foot traffic from the cultural park in front of the development, which bodes well for the commercial district's stability and vitality," a Bando Construction official said. Residents will be able to enjoy multiplex-level shopping, dining and cultural activities all in one place without leaving the complex, the official added.

Meanwhile, Bando Construction posted sales of 804.1 billion won and operating profit of 54 billion won last year.
