Interest in so-called "double lifestyle zone" apartments — complexes that give residents access to the amenities of two distinct neighborhoods rather than just one — is growing in the real estate market. As homebuyers increasingly weigh not only transit access but also proximity to shopping, education and cultural facilities, complexes positioned to draw on multiple lifestyle zones at once are drawing heightened attention.

A double lifestyle zone apartment is one that sits close enough to two adjacent areas to draw on both areas' infrastructure — spanning transport links, shopping, culture and education — rather than being confined to a single neighborhood.

Where proximity to a transit-oriented area or a central location was once the primary criterion for choosing a home, buyers now also place significant weight on how conveniently they can reach a broad range of everyday amenities. That shift has fueled growing interest in locations that combine the strengths of more than one lifestyle zone.

Against that backdrop, the Yangsan District 4 site in southern Gyeonggi Province has attracted attention as a location offering access to both the Byeongjeom Station lifestyle zone and the Dongtan lifestyle zone. The Yangsan District 4 urban development project is under way in the Yangsan-dong area of Osan, Gyeonggi Province, at a total project cost of about 565 billion won ($368 million), with the Osan Heritage Xi complex scheduled to launch in July.

Osan Heritage Xi will be built across Blocks 1 and 2 in the Yangsan-dong area of Osan, comprising a total of 1,783 units — 1,069 in Block 1 and 714 in Block 2 — with exclusive use areas ranging from 75 to 166 square meters.

The complex is within walking distance of Byeongjeom Station on Seoul Metropolitan Subway Line 1, and sits close to the station's central commercial district as well as amenities including Lotte Cinema and Hanaromart. A multimodal transit center at Byeongjeom Station, with a total project cost of about 200 billion won, is also in the works.

The complex also offers easy access to the Dongtan lifestyle zone. By car, residents can reach major Dongtan 1 new town amenities — including Dongtan Central Park and Metapolis — in about 10 minutes according to Naver Maps, along with commercial facilities near Dongtan Station such as Lotte Department Store and E-mart Traders.

Educational facilities are well covered. Students will be able to walk to Yangsan Elementary School No. 1 (tentative name, planned) and Yangsan Middle School, set to open in 2027, while Sema Middle and High School and Yangsan Library are also nearby. Plans also call for Osan Sema Park, Hwaseong Memorial Park and a sports park of roughly 33,000 square meters surrounding the complex.

The complex is designed primarily with a south-facing orientation and flat-slab four-bay layouts, and will include storage spaces such as walk-in closets and pantries. The community facility "Club Xi-an" will house a fitness center, a golf practice range and a small library operated by Kyobo Book Centre, along with a sky lounge.

"Actual end-users have recently shown a tendency to prefer locations that offer access not only to transit-oriented areas but also to a wide range of everyday amenities," an industry official said. "Locations that allow residents to enjoy multiple lifestyle zones are drawing interest for the residential convenience they provide."
