The criteria buyers use to evaluate apartments in South Korea's housing market are shifting beyond location and brand name toward community facilities and residential convenience. As lifestyles diversify and residents spend more time at home, demand for complexes with distinctive community amenities is rising.

A consumer perception survey by real estate research firm Budongsan R114 found that "community facilities and landscaping" ranked second among factors influencing apartment purchases, at 20.76 percent, trailing only brand name. Community facilities are no longer seen merely as supplementary amenities — they have become a core factor shaping residential satisfaction and future asset value.

In the apartment subscription market, the quality of community offerings has become a key measure of a complex's competitiveness. Even among developments sharing the same location, the level of internal infrastructure can determine resident satisfaction — and, by extension, future market prices and asset values.

Against this backdrop, Ilsin Geonnyeong's upcoming "Icheon Humanvill Class One" development in Galsan-dong, Icheon, Gyeonggi Province, set for launch in July, is drawing attention for its distinctive community features and product quality.

The complex will comprise eight buildings rising from two basement levels to 26 above-ground floors, with a total of 536 units — all with an exclusive use area of 84 square meters, offered in three layout types (A, B and C).

The standout facility is a full indoor gymnasium called the "Multi Gym Lounge," the first of its kind in an Icheon apartment complex. Residents will be able to enjoy a range of indoor sports activities regardless of fine dust levels or weather conditions.

Education and children's spaces are also planned. An "Edu Lounge" — featuring private rooms, small-group rooms and a dedicated reading room — will support study and learning, while a "Kids Lounge" will provide play and physical activity spaces for children, combining educational and childcare functions under one roof.

Leisure facilities catering to diverse family lifestyles will round out the community offering. These include a "Sports Lounge" equipped with the latest exercise machines, a "Golf Lounge" with private screen-golf bays, and an "H Lounge" designed for watching sports and hosting resident community events.

Two parks totaling 6,928 square meters surround the complex, giving residents easy access to green space in an urban setting. A "Humanvill Lounge" connected directly to the parks reinforces the development's park-integrated concept.

The developer has also strengthened the residential product itself. The 84-square-meter units — the most popular size among buyers — feature type-specific layouts designed to maximize space efficiency and storage. Each unit will have approximately 1.6 parking spaces on average.

Beyond the complex's internal amenities, Galsan-dong offers strong locational advantages. Nearby schools include Hannae Elementary School, Jeungpo Middle School and Ihyeon High School, with convenient access to hagwon districts. Residents will also be close to E-mart, Lotte Mart, Gyeonggi Provincial Medical Center Icheon Hospital, Icheon City Hall, a court and Icheon Art Hall.

Transportation links are equally strong. The complex sits near major roads including Gyeongchungdaero, Iseoptaecheonno and Seongnam-Icheon-ro. Anticipated expansions of the GTX-D line and the Dongtan–Bubal rail line — both planned — add to the area's long-term connectivity appeal. SK Hynix's Icheon campus is about a 15-minute drive away, making the development attractive for employees seeking to live close to work.
