Construction is underway on the Sinbundang Line extension to Homaesil, one of the most closely watched transit expansion projects in the southern Greater Seoul area, and the residential market in west Suwon is drawing growing attention amid expectations of improved transport links.
The extension will connect Gwanggyo Central Station to a new Homaesil Station over roughly 9.8 kilometers, adding five stations: Suwon World Cup Stadium, Suseong Middle School Intersection, Hwaseo, Guwun and Homaesil. Once complete, the project is expected to improve regional transit access for the west Suwon area.
In the real estate market, large-scale rail projects that move from planning into active construction tend to generate heightened interest in nearby residential areas. Uncertainty over whether a project will proceed diminishes, and residents begin to anticipate concrete improvements to their daily environment.
"Buyers these days tend to pay more attention to projects where construction is actually progressing than to those still at the planning stage," an industry official said. "With the Sinbundang Line Homaesil extension now under construction, expectations are building around what the improved transport environment will mean for the area."
Against this backdrop, Hillstate Suwon Park Fore in west Suwon is currently offering pre-sales on remaining units.
The apartment complex spans 10 buildings rising up to 14 above-ground floors over two below-ground levels, with exclusive use areas of 84 and 113 square meters across a total of 482 units. Construction has been completed and move-in is available immediately.
The complex offers a 5 percent down payment option along with deferred balance payment benefits on select units. All units come with balcony extensions and built-in system air conditioners as standard, lowering the upfront financial burden for buyers.
On the transport front, a planned Guwun Station (tentative name) on the Sinbundang extension is slated for the area, while the existing Hwaseo and Suwon stations are also accessible. Suwon Station is served by KTX, Seoul Metropolitan Subway Line 1 and the Suin-Bundang Line, and the GTX-C route is also being pursued.
The complex is surrounded by Yeogisan Park, Seoho Park and Seoho Flower Hill Park, and residents have access to lifestyle amenities including the National Agriculture Museum, Starfield Suwon, Lotte Department Store and AK Plaza.
The complex is designed primarily with a south-facing orientation and a four-bay flat-plate layout. Select unit types feature pantries, flex rooms and walk-in closets to maximize usable space.
