Largest general pre-sale offering in Seoul's first-half market

Benefits from Dolgoji Station transit access and Kwangwoon University Station development

Daewoo Engineering & Construction is launching pre-sales for Jangwi Prugio Mark One, a large residential complex to be built at 68-37 Jangwi-dong, Seongbuk-gu, Seoul.

The complex will redevelop Zone 10 of the Jangwi New Town redevelopment district and will comprise 23 buildings ranging from five basement levels to 35 above-ground floors, with a total of 1,931 units. Of those, 1,032 units with exclusive use areas of 39 to 114 square meters will be offered through general pre-sale.

Jangwi Prugio Mark One is the largest general pre-sale offering in Seoul's first-half housing market this year. The project has drawn strong interest from prospective buyers, combining the Prugio brand, large-complex scale, transit-oriented location and proximity to elementary schools.

Unlike most redevelopment projects, where general pre-sale units are typically placed on lower floors, the majority of units here are on the fifth floor and above — a feature the developer says makes it a particularly attractive opportunity for those looking to buy a home in Seoul.

Jangwi New Town is emerging as the largest residential district in northern Seoul, with redevelopment activity advancing steadily across the area. According to Seoul Metropolitan Government data, the project spans 1.24 million square meters divided into 15 zones and is slated to eventually accommodate more than 32,000 households.

The complex sits within the transit-oriented area of Dolgoji Station on subway Line 6. Residents can reach City Hall Station — a transfer point for Lines 1 and 2 — and Sinsa Station, which connects Line 3 and the Shinbundang Line, in about 30 minutes. Vehicle access is also convenient via the East Seoul Expressway and the Inner Circular Road, and the area is set to benefit from the planned Dongbuk Light Rail and the GTX-C metropolitan express rail line.

A large-scale development project is also under way near Kwangwoon University Station, which is expected to transform the area into a key economic hub for the northeastern Seoul corridor and improve the surrounding residential environment. Plans call for a mixed-use complex spanning roughly 150,000 square meters, incorporating office, commercial and residential facilities, along with a hotel, approximately 3,100 units of mixed-use residential towers, a library, and cultural and sports facilities.

Jangwi Elementary School sits directly adjacent to the complex, and several other schools — including Wolgok Middle School, Namdaemun Middle School, Jangwi Middle School and Seokgwan High School — are located within roughly 1.5 kilometers. Residents will have easy access to Jangwi Traditional Market, hypermarkets, department stores, movie theaters and other lifestyle and cultural facilities. Large hospitals nearby ensure strong healthcare access, and North Seoul Dream Forest is close at hand, offering a pleasant living environment and recreational options.

"Jangwi Prugio Mark One occupies a prime position within Jangwi New Town, giving residents access to a full range of lifestyle infrastructure — transportation, education, amenities and nature," a Daewoo Engineering official said. "With various development projects in the surrounding area, including the Kwangwoon University Station transit-oriented development, the complex is expected to hold strong future value. Given the scale of the general pre-sale offering among new Seoul projects, we anticipate significant buyer interest."

A model house is planned to open in the Sinseol-dong area of Dongdaemun-gu, Seoul.

Meanwhile, Daewoo Engineering posted consolidated first-quarter sales of 1.9514 trillion won (approximately $1.29 billion) and operating profit of 255.6 billion won, exceeding market expectations.
