Supply up 96% from a year earlier; Seoul to offer 1,585 units in Singil, Noryangjin and other areas

Market interest is expected to rise as roughly 25,000 units of general pre-sale apartments — including 1,585 in Seoul — enter the subscription market this month.

Property platform Zigbang said Monday that 25,097 apartments nationwide are scheduled for general pre-sale in June, according to its own survey. "That is a 96 percent increase from the same month a year ago," a Zigbang official said, adding that the surge was partly driven by units originally planned for May that were pushed back to this month. On a total-unit basis, 30,126 apartments are set to be supplied nationwide in June.

Some 63 percent of June's general pre-sale supply — 15,811 units — is concentrated in the greater Seoul metropolitan area. By subregion, Gyeonggi Province accounts for 11,369 units across 15 complexes, Incheon for 2,857 units across two complexes, and Seoul for 1,585 units across five complexes.

In Seoul, supply will be led by redevelopment and reconstruction projects. Notable offerings include Jangwi Prugio Mark One in Jangwi-dong, Seongbuk-gu (1,931 units on a total-unit basis); Summit Clavion in Singil-dong, Yeongdeungpo-gu (812 units); Dfine Artia in Noryangjin-dong, Dongjak-gu (404 units); and Wolgye Joonghung S-Class Riviere in Wolgye-dong, Nowon-gu (355 units). In Gyeonggi Province, upcoming launches include Buk-Osan Xi The Forest in Naesammi-dong, Osan (1,517 units total); Yeokgok District Housestory (A2) in Yeokgok-dong, Wonmi-gu, Bucheon (1,464 units); Goyang Changneung S3 in Deogyang-gu, Goyang (1,306 units); Uijeongbu Station Felice Tower Yangwoo Naeane in Uijeongbu-dong, Uijeongbu (1,252 units); and Hillstate Godeok Ellist (A31BL, A34BL, A35BL) and Godeok International New Town Sujainhousedi (A-67BL) in Godeok-dong, Pyeongtaek. In Incheon, a large-scale supply is planned in the Geomdan district, with The Sharp Geomdan Lake Park (AB23BL, 1,403 units) and The Sharp Geomdan Lake Park (AB22BL, 1,454 units) together accounting for all 2,857 units scheduled there.

Outside the greater Seoul area, approximately 10,000 units are set for general pre-sale. South Gyeongsang Province leads all non-metropolitan regions with a 42 percent share, at 4,482 units across eight complexes. It is followed by South Chungcheong Province with 2,554 units across three complexes, Busan with 1,067 units across three complexes, South Jeolla Province with 449 units across one complex, Jeju with 378 units across two complexes, and Gwangju with 356 units across one complex.

"Pre-sale prices continue to rise, but interest in the new pre-sale market remains steady," the Zigbang official said. "Demand is concentrating on complexes with strong location advantages, price competitiveness, lifestyle infrastructure and solid catchment populations, so selective subscription demand is expected to continue, centered on projects that have secured a competitive edge."
