Priority subscriptions open to heads of household in Hwaseong and Greater Seoul; all units to feature 'Pent Standard' specs
Acmer Dongtan, billed as the first hyper-end residential complex in the Dongtan new town, has kicked off its pre-sale schedule.
According to the real estate industry, KB Real Estate Trust, the project developer, and Posco E&C, the contractor, opened a model home Friday at 986-3 Yeoul-dong, Dongtan-gu, Hwaseong, Gyeonggi Province.
The complex will rise in the heart of Dongtan 1 new town at 95 and 99 Bansong-dong, Dongtan-gu, Hwaseong, facing Metapolis and Dongtan Central Park. It will comprise seven buildings ranging from seven basement floors to a maximum of 49 above-ground floors, for a total of 1,808 units. Acmer Dongtan 95 (Block M1-1-2) will have three buildings with 812 units ranging from 84 to 188 square meters in exclusive use area, while Acmer Dongtan 99 (Block M1-2-2) will have four buildings with 996 units ranging from 84 to 162 square meters.
Special supply subscriptions open Oct. 26, followed by first-priority applications Monday and second-priority Tuesday. To qualify for first priority, applicants must be heads of household residing in Hwaseong or the Greater Seoul area — Gyeonggi Province, Seoul or Incheon — as of the announcement date, hold a housing subscription account for at least 24 months, and meet the regional and unit-size deposit requirements. The 10 percent down payment may be split into two installments, with the first installment ranging from 10 million to 30 million won ($22,400) depending on unit type. The owner-occupancy requirement does not apply to initial buyers, and the resale restriction period is three years, meaning units may be transferred before move-in.
The core design concept is "Pent Standard" — extending specifications previously reserved for top-tier units to every home in the complex. All units feature ceiling heights of 2.5 meters, 20 centimeters higher than in conventional apartments, along with private storage rooms. The complex also uses inter-floor soundproofing materials rated Class 1 for lightweight impact and Class 2 for heavyweight impact. Each unit is allocated roughly 1.5 parking spaces, with more than 1,000 spaces measuring 2.6 meters wide.
The complex incorporates eco-friendly and safety features, including an energy-efficient heating and cooling system, an in-complex food waste disposal system, and a fire-spread prevention system for electric vehicles in the underground parking garage. Amenities will include a fitness center, a Pilates studio, a GDR screen golf facility, a sauna, a guesthouse, a premium reading room and a daycare center.
Residents will have easy access to Dongtan Central Park, spanning about 370,000 square meters, and Banseoksan Neighborhood Park, spanning about 710,000 square meters. A new Bansong Station (tentative name, under construction) on the Dongtan-Indeokwon Line is planned directly in front of the complex, and an underground passage connecting the Acmer Dongtan 95 block to the station is also being pursued. One stop away at Dongtan Station, residents can transfer to the GTX-A and KTX lines to reach Gangnam (Samsung Station) and Seoul Station in 20 to 30 minutes.
Samsung Electronics' Hwaseong campus is a 10-minute walk away, and a shuttle bus stop sits directly in front of the complex. "Acmer Dongtan is a complex that combines a location with everything needed for daily life — transportation, nature and proximity to work — with the highest level of product quality in the metropolitan area," a sales official said. "It will become a landmark in Dongtan, a city that continues to benefit from the semiconductor industry's growth."
The weekly apartment price trend survey released by the Korea Real Estate Board showed that apartment prices in Dongtan rose 0.66 percent this week. The cumulative increase so far this year stands at 20.14 percent.
