Apartment-level amenities meet detached-home independence; Line 7 extension awaited

As high housing costs in Seoul push more people to look for homes in Gyeonggi Province, the Hyundai Engineering & Construction (Hyundai E&C) booth at Herald Money Festa 2026 drew steady interest in Hillstate Yangju Okjeong Patio Fore, a development in the Okjeong new town in Yangju, Gyeonggi Province. Visitors crowded around with questions about how the project combines apartment-style management and security with the private spaces and yards of a detached home.

Hillstate Yangju Okjeong Patio Fore is a block-type detached housing complex of 809 units built by Hyundai E&C. Three-story independent units are grouped together to form a single large complex, with a vertical layout in which one household occupies both upper and lower floors. The design structurally reduces noise between floors while still giving residents access to the management systems, security infrastructure and community facilities of a large complex.

Each unit also offers spaces rarely found in conventional apartments, including an entryway, a pantry, a private garden and an inner courtyard, with layouts designed to balance the independence and connectivity of the living room, master bedroom and children's rooms. A sample house for the dedicated 84-square-meter C2 unit type was recently unveiled, allowing prospective buyers to walk through the actual floor plan and spatial layout in person.

The established lifestyle infrastructure of the Okjeong new town is another selling point. As of late May, Okjeong 2-dong — where the complex is located — was home to 22,632 households and 59,001 residents. The area's large residential base means it faces relatively few of the infrastructure shortfalls that typically affect new towns in their early stages.

Transport links are also set to improve. The Dobongsan–Okjeong metropolitan railway, an extension of subway Line 7 spanning 15.11 kilometers, has completed tunnel boring across its entire route and is targeting an opening by the end of 2027. The GTX-C line has been moving toward resumption since construction-cost issues were resolved in April. Once both projects are complete, commuting conditions between the Okjeong area and Seoul are expected to improve.

Visitors to the booth Saturday showed particular interest in the detached-home design and outdoor spaces. A woman in her 50s who said she lives in an apartment in Yangju told a sales representative she had noticed the complex while passing by and had already been curious about it. "I thought it was nice that the complex sits within a park, but I had no idea the units also had inner courtyards and yards," she said. "Having looked at it more closely, I find it very appealing." She added that she planned to visit the complex in person after returning home.

Construction has been completed and units are currently on sale. Hyundai E&C said it is structuring contract terms to ease the financial burden on buyers in line with current market conditions, and is accepting sample-house viewing reservations and consultation requests through its official website. "Contract terms, move-in timelines and option support can vary depending on timing and remaining inventory, so prospective buyers should check the official website or sales office for the latest details," a sales representative said.
