A 30-minute commute to Seoul from Incheon is perfectly manageable. Given how burdensome Seoul home prices have become, a large-scale branded apartment complex at this price point seems more than competitive.

The Sangok Station Xi Hillstate & Hanulchae exhibition booth at Herald Money Festa 2026 — held Friday and Saturday at Dongdaemun Design Plaza (DDP) Art Hall 1 in Jung-gu, Seoul — drew a steady stream of prospective homebuyers of various ages eager to secure their own home. The booth, set up by GS Engineering & Construction, offered apartment subscription information and consultations on the complex, which is scheduled to go on pre-sale this month, along with details on its location and unit features.

Now in its third year, Herald Money Festa 2026 ran Friday and Saturday under the theme "Money Rebalancing: Recalibrating the Weight of Your Assets." The event featured lectures covering a broad range of investment topics — from shares, ETFs, real estate, gold and virtual assets to wealth management, tax reduction and inheritance planning — giving attendees a chance to reassess their financial portfolios amid a rapidly shifting investment environment.

Sangok Station Xi Hillstate & Hanulchae is being developed by a consortium of GS Engineering & Construction, Hyundai Engineering & Construction and Kolon Global through the Sangok District 6 housing redevelopment project in Sangok-dong, Bupyeong-gu, Incheon. The large-scale complex will comprise 20 buildings rising up to 33 above-ground floors over three below-ground levels, with a total of 2,706 units. Of these, 1,289 units with exclusive use areas of 50 to 84 square meters are available for general pre-sale.

The general pre-sale units consist primarily of small-to-mid-sized floor plans favored by end-users: 112 units of the 50-square-meter Type A, 44 of the 50-square-meter Type B, 307 of the 59-square-meter Type A, 334 of the 59-square-meter Type B, 213 of the 59-square-meter Type C, 136 of the 75-square-meter Type A, 60 of the 75-square-meter Type B, 20 of the 84-square-meter Type A and 63 of the 84-square-meter Type B. Move-in is scheduled for December 2029.

The complex's greatest strength is its location. Exits 5 and 6 of Sangok Station on subway Line 7 sit directly in front of the development, giving residents direct access to the Gangnam area with no transfers required. Travel time to Gasan Digital Complex Station is 29 minutes, and Express Bus Terminal Station can be reached in 55 minutes. Once the Line 7 Cheongna extension — currently under construction — opens, connectivity to central Seoul and Cheongna International City is expected to improve further. The complex is also close to the Bupyeong interchange on the Gyeongin Expressway and the Jungdong interchange on the Seoul Metropolitan Ring Expressway, making car travel across the greater metropolitan area convenient.

The complex also offers strong educational access and a pleasant residential environment. Sangokbuk Elementary School and Magok Elementary School are within walking distance, and the surrounding area is home to a cluster of well-regarded schools including Sangok Middle School, Cheongcheon Middle School, Seil High School, Myeongshin Girls' High School and Incheon Foreign Language High School. Abundant green space is nearby as well, including Wonjeoksan, Wonjeoksan Park, Wonjeoksan Sports Park, Moegol Playground, Jangsusan and Incheon Butterfly Park.

Everyday amenities are equally well-stocked. Government offices and shopping facilities — including the Bupyeong Police Station, Bupyeong-gu district office, Sintri Library and Lotte Mart — are close at hand. Residents will also have easy access to the neighboring Sangdong and Jungdong neighborhoods of Bucheon, which offer Hyundai Department Store, E-mart, Sangdong Lake Park and Woongjin Play City.

The complex is designed with a predominantly south-facing orientation to maximize natural light and ventilation. Select unit types feature a four-bay flat-slab layout along with specialized designs that enhance space efficiency, including pantries and walk-in closets. The ground level will be car-free, designed as a park-style environment with walking paths, rest areas, water features and a childcare center, all integrated into a unified central plaza with contemporary landscaping.

A wide range of community facilities befitting a large-scale complex will also be provided. Amenities include a fitness club, an indoor golf practice range, a screen golf facility and a sauna, as well as an education zone featuring a small library developed in partnership with Kyobo Book Centre and separate reading rooms for men, women and solo users. Guest accommodations in studio, one-room and two-room configurations will also be available to enhance convenience for residents.

A pre-sale official managing the exhibition booth said the complex has proven especially popular with existing Incheon residents because Gasan Digital Complex and Gwangmyeong are both reachable within 30 minutes. "Once Sangok Station Xi Hillstate & Hanulchae and the other Sangok redevelopment sites complete their work, a residential district of around 15,000 units will take shape, and the living environment will improve dramatically compared to today," the official said.
