Gaepouseong 7 to rise 39 floors with 1,134 units
Garak Samik to add 549 units, including 168 public rentals
Myeongmok Zone 7 to yield 1,515 homes with expanded public infrastructure
Yeonsinnae triple transit hub to get 29-floor mixed-use complex
Reconstruction and redevelopment projects totaling 4,134 units in Gangnam-gu's Gaepouseong 7, Songpa-gu's Garak Samik Mansion and Jungnang-gu's Myeongmok Zone 7 have cleared a key regulatory hurdle. A 29-floor mixed-use complex is also set to be built near Yeonsinnae Station in Eunpyeong-gu.
The Seoul Metropolitan Government said Friday that its 18th Integrated Deliberation Committee for Urban Renewal Projects approved integrated review plans for all four projects at a meeting held Thursday.
Under the reconstruction plan, Gaepouseong 7 will be redeveloped into a complex spanning five below-ground floors and 39 above-ground floors, with 1,134 units and a total floor area of about 250,000 square meters. The project site covers 48,983.6 square meters, with a building coverage ratio of 21.77 percent, a floor area ratio of 299.99 percent and a maximum height of 128.67 meters.
Inside and around the complex, shaded pedestrian paths will be created to help residents cope with extreme heat. A small park of 1,450.5 square meters will be built along Gaeporo, and a 10-meter-wide green corridor will be secured on the western side of the complex. Shaded spaces will also be provided along major pedestrian routes.
The small park and green corridor will connect with surrounding walkways to form a continuous green and pedestrian axis running from the complex toward Daemosan. The spaces are planned as open areas accessible not only to residents but also to the wider neighborhood, allowing use of nearby parks and walking paths. On the southern side of the complex, shared community facilities — including play and childcare facilities and a small library — will be placed and linked to external walkways for use by both residents and neighbors.
The Seoul Metropolitan Government instructed planners to incorporate sunlight access into the site layout given that the maximum height will rise to 39 floors. Gaepouseong 7 will proceed through project implementation plan approval and management and disposal plan authorization before breaking ground.
The Garak Samik Mansion apartment complex in Songpa-dong, Songpa-gu, will be rebuilt with 1,485 units — 549 more than the current 936. Completed in 1984, the complex will be transformed into 15 buildings rising up to 29 floors, with 168 of the total units designated as public rental housing.
The project site sits near Bangi Station on subway Line 5 and Ogeum Station, a transfer point for Lines 3 and 5. It is also close to the intersection of Yangjae-daero and Ogeum-ro.
A park will be created on the western side of the complex. A new senior welfare facility linked to the park is also planned, offering health, leisure and cultural services.
Given the site's frontage on Yangjae-daero and Ogeum-ro, the building facades and open balcony layouts will be varied to avoid a uniform streetscape and to harmonize with the surrounding urban environment. The Seoul Metropolitan Government directed planners to finalize noise barrier installation plans to address traffic noise from Yangjae-daero.
In Myeongmok-bon-dong, Jungnang-gu, Myeongmok Zone 7 will be developed into a residential complex of 12 buildings spanning four below-ground floors and 35 above-ground floors, with 1,515 units, of which 290 will be public housing. The zone was formed through a land readjustment project in the Myeongmok district in the 1960s and is a mixed area of detached and multi-family homes. It was designated a renewal zone in January 2024 and received association establishment approval in September of that year.
Alongside the housing supply, community infrastructure for local residents will also be built. Plans call for the creation of a children's park, a neighborhood park, sports facilities, social welfare facilities and a police substation through public contributions.
A public pedestrian passage will be built through the complex for residents using nearby schools and Myeongmok Station. Senior centers, daycare facilities and a shared childcare center will be placed along the passage for use by both residents and the wider community.
Pedestrian conditions on surrounding roads will also be improved. Along Sangbong-ro 1-gil and Gyeomjae-ro 54-gil, pedestrian and vehicle lanes will be separated and connected to nearby roads. Neighborhood commercial facilities will be placed along Gyeomjae-ro 50-gil and Sangbong-ro. The Seoul Metropolitan Government called on planners to refine the lower-floor facade design to help activate the streetscape.
In Bulgwang-dong, Eunpyeong-gu, the Beomseo zone urban renewal redevelopment project near Yeonsinnae Station also cleared the integrated review. The project will construct a mixed-use complex of offices, retail space and cultural and assembly facilities on a 5,735.5-square-meter site near the station, which is served by subway Lines 3 and 6 as well as GTX-A. The complex will span six below-ground floors and 29 above-ground floors. The Seoul Metropolitan Government plans to develop the site into a business and cultural hub for the Yeonsinnae-Bulgwang district center.
The cultural and assembly facility on the sixth floor will serve as a public wedding venue on weekends and a seminar and education space on weekdays. Exit No. 3 of Yeonsinnae Station will be relocated into the project site, and the right-turn lane on Tongillo will be widened from six to seven lanes. A bus stop serving the Yeonseo Market area will also be moved closer to the subway exit to improve transfer convenience.
