Hanwha Construction Division and Hyundai Engineering & Construction are launching pre-sales for Forena Hillstate Jinju, a 1,032-unit apartment complex in Ihyeon-dong, Jinju, South Gyeongsang Province, with 398 units available for general pre-sale.

The two companies opened a model home for the project Friday at 776-43 Juyak-dong, Jinju. The complex is being developed through the Ihyeon 1-5 zone reconstruction and improvement project in Ihyeon-dong.

Forena Hillstate Jinju will rise up to 35 above-ground floors across 8 buildings, with 2 below-ground floors, offering unit types ranging from 59 to 110 square meters in exclusive use area and totaling 1,032 units. The breakdown is 211 units of type 59A, 21 of type 59B, 149 of type 72A, 96 of type 72B, 384 of type 84A, 103 of type 84B and 68 of type 110A. Of these, 398 units in the 59–84 square meter range are available for general pre-sale.

The apartment subscription process begins with special supply Monday, followed by first-priority subscriptions Tuesday and second-priority Wednesday. Winners will be announced Sept. 1, with formal contracts signed Sept. 14–16.

Ihyeon-dong, where the complex will be built, sits within Jinju's original urban core and already has well-developed education, transportation, cultural and natural amenities. However, no new housing supply has entered the area since 2005, making new apartments a rare commodity there.

All existing apartment buildings in Ihyeon-dong are more than 15 years old, and Forena Hillstate Jinju will be the first new complex delivered through a redevelopment project in the area. It is also the first large construction company consortium apartment in Jinju to carry both the Forena and Hillstate brands, and the first major-brand large-scale complex in Ihyeon-dong.

To qualify for first-priority general subscription, applicants must be at least 19 years old — or a minor who is the head of household — residing in Jinju or in South Gyeongsang Province, Busan or Ulsan as of the official recruitment announcement date, and must hold a housing subscription account of at least six months with the required deposit for their region and unit size.

The complex has access to Jinju-daero and the city's ring road and is close to the Seojinjuic interchange. Residents can reach Sacheon, Changwon and other cities via the Tongyeong-Daejeon Expressway and the Namhae Expressway. The Jinju intercity and express bus terminals are about 10 minutes away by vehicle, and Jinju KTX station is about 20 minutes away.

Within a 500-meter radius of the complex are Chokseok Elementary School and Daea Middle and High School. Bongwon and Bonggok elementary schools, Jinju Girls' Middle School and Gyeongjin High School are also nearby, as are the Jinju Municipal Western Library and the hagwon district in Pyeonggeo-dong.

The exterior will feature a curtain-wall-look design with glass railings. At the center of the complex, a main plaza, café lounge and artificial pond will be created, along with three children's playgrounds, three resident fitness areas and a pet park.

Community facilities will include a kids' café, study rooms, a small library, a fitness center, a golf practice range and screen golf, as well as a guesthouse, shared office space and a sauna.

All parking will be underground, and the complex will use EV Air Station, a ceiling-mounted electric vehicle charging system developed by Hanwha Construction Division. About 590 spaces — 35 percent of total parking — will feature a wide-format parking system, and the planned ratio is 1.6 parking spaces per unit.

All units will be oriented primarily toward the south and designed around a four-bay flat-slab layout. Even the 59-square-meter units will feature the four-bay flat-slab floor plan throughout.

"This is the first consortium large-scale complex that two of Korea's major construction companies are presenting together in Jinju, combining strong product quality with the established lifestyle infrastructure of the original urban core," said Lee Jung-seok, pre-sales director at Hanwha Construction Division. "The fact that it is a brand-new complex, along with its symbolic significance, is expected to draw strong interest from buyers." Move-in is scheduled for September 2029.

Meanwhile, Hanwha Construction Division was recently selected as a contractor for a government-funded project to improve AI data center energy efficiency, an initiative led by the Ministry of Climate, Environment and Energy and the Korea Institute of Energy Technology Evaluation and Planning.
