Dongil Construction announced Monday that it has opened a model home in Suji-gu's Dongcheon-dong for "Yongin Semiconductor Cluster Dongil Hivill Park Valley," a residential complex positioned as the primary housing base for the world's largest semiconductor mega-cluster in Yongin, kicking off its formal pre-sale schedule. The model home opened Thursday.
The complex falls under the price ceiling on new apartments — a relatively rare designation for new supply — and is expected to benefit directly from the roughly 960 trillion won ($678 billion) semiconductor industry belt being developed by SK Hynix and Samsung Electronics. Of the total 1,250 units across two complexes, this round covers 589 units in Complex 1; the remaining 661 units in Complex 2 are slated for a later pre-sale.
Special-supply subscriptions run Saturday and Sunday, followed by first-priority general subscriptions on Monday and second-priority on Tuesday, with winners announced Aug. 27.
The apartment will rise on Block D1-1 of the Yongin Semiconductor Cluster general industrial complex in Wonsam-myeon, Cheoin-gu, Yongin, Gyeonggi Province — two basement levels and 20 above-ground floors across six buildings. Unit types by exclusive use area are: 59-square-meter Type A (175 units), 59-square-meter Type B (112 units), 59-square-meter Type C (38 units), 71-square-meter Type A (38 units), 71-square-meter Type B (78 units), and 84-square-meter Type A (148 units).
Pre-sale prices range from about 383 million won to 416 million won for the 59-square-meter Type A units, about 444 million won to 478 million won for the 71-square-meter Type A units, and about 492 million won to a maximum of 534 million won for the 84-square-meter Type A units.
Although Yongin Semiconductor Cluster Dongil Hivill Park Valley is a privately developed project, it sits on public land and is therefore subject to the price ceiling on new apartments. The complex is in a non-regulated zone, with a 10-year resale-winner restriction, a three-year transfer restriction and no mandatory residency period.
The site is exempt from the so-called "triple regulation" covering loans, subscriptions and transactions.
Because the complex is located within an industrial complex, first-priority subscriptions are open to applicants nationwide regardless of place of residence — anyone who meets the eligibility requirements may apply as a first-priority subscriber. An industrial-complex special-supply scheme also gives workers employed by tenant companies priority access to units.
The complex has drawn attention as the primary residential base for the Yongin semiconductor mega-cluster, which is being built out as the world's largest of its kind. In Yongin, SK Hynix's general industrial complex and Samsung Electronics' system semiconductor national industrial complex are being developed simultaneously. The combined investment by the two companies stands at roughly 960 trillion won, making it one of the largest industrial projects ever undertaken in South Korea.
Momentum is expected to accelerate further now that enforcement regulations for the Special Act on Strengthening and Supporting the Competitiveness of the Semiconductor Industry took effect Tuesday.
The complex will be the first apartment development inside the SK Hynix semiconductor cluster industrial complex. Its location directly adjacent to the industrial zone positions it to become a key live-work hub for semiconductor industry workers and a core residential base for the broader semiconductor belt.
The industrial complex will also host more than 50 domestic and foreign materials, parts and equipment companies. Three of the world's five largest semiconductor equipment makers have already confirmed tenancy: Tokyo Electron of Japan, ASML of the Netherlands and Applied Materials of the United States.
Major South Korean materials, parts and equipment firms are also flocking to the area. According to Yongin city, 31 leading companies in the sector — including Wonik IPS, Soulbrain and Jusung Engineering — have already confirmed their entry into the Yongin Semiconductor Cluster's cooperative industrial zone.
Alongside the cluster's development, infrastructure projects branded as a "semiconductor expressway" and a "semiconductor railway" are under way, and everyday amenities are set to be added in phases. The simultaneous buildout of industrial facilities and transport networks is fueling expectations of medium- to long-term appreciation in asset values.
Transport access is strong. The Namyongin interchange, roughly 3 kilometers away, connects directly to the Seoul-Sejong Expressway. National routes 17 and 45 and provincial routes 57 and 318, which pass alongside the complex, offer additional road access, making it easy to reach Seoul, the broader Gyeonggi Province area and the entire semiconductor belt. Connectivity to Seoul and key Gyeonggi locations is expected to improve further once the semiconductor expressway and railway projects are completed.
The educational and natural environment are also selling points. Wonsam Elementary School and Wonsam Middle School are within walking distance. Gosam Lake, the Idong, Duchang and Yongdam reservoirs, and Jisan Forest Resort are all nearby.
Particular attention has been paid to product quality. The complex adopts a car-free, park-style ground level to enhance pedestrian safety and comfort for residents. A large central plaza and extensive green spaces at the heart of the complex are designed to create a park-like living environment.
Buildings are oriented primarily toward the south, with a four-bay cross-ventilation design applied to some units to maximize natural light and airflow, while the layout of each building also takes privacy into account.
Parking has been differentiated as well. A total of 825 parking spaces provide roughly 1.4 spaces per unit — about 28 percent more than the statutory minimum. The developer plans to expand the number of wide-format spaces and electric vehicle charging stations and to introduce an intelligent parking guidance system to improve convenience for residents.
Unit plans range from 59 to 84 square meters in exclusive use area, broadening the choice for end-user buyers. Flexible layouts that can adapt to changing lifestyles and a variety of dedicated storage spaces have been incorporated to maximize usable area.
"Not only does the price ceiling give the complex strong price competitiveness, but buyers will also be able to enjoy the future value of the semiconductor cluster alongside differentiated product design," a Dongil Construction official said. "We expect strong interest from end-user buyers as well as those looking at long-term value."
