Incheon's housing market posted a mixed picture in June, with prices rising even as transaction volumes fell.
Sale and jeonse prices climbed in areas with concentrated end-user demand, but actual transaction volumes dropped sharply, pointing to a wait-and-see mood across the broader market.
According to the "June 2026 Real Estate Market Trends" report released Friday by the Incheon Metropolitan Government, based on Korea Real Estate Board data, Incheon's housing sale price index rose 0.11 percent from the previous month in June, rebounding from a 0.06 percent decline in May.
By district, Yeonsu-gu led all areas with a 0.41 percent gain. Dong-gu (0.20 percent), Seo-gu (0.17 percent), Bupyeong-gu (0.13 percent) and Gyeyang-gu (0.05 percent) also rose.
Namdong-gu (-0.02 percent), Michuhol-gu (-0.04 percent) and Jung-gu (-0.05 percent) edged down, highlighting diverging conditions across the city.
The jeonse market also continued to strengthen. The jeonse price index rose 0.29 percent in June, widening from a 0.27 percent gain the previous month.
Yeonsu-gu posted the largest increase at 0.67 percent, followed by Seo-gu (0.32 percent), Bupyeong-gu (0.28 percent), Namdong-gu (0.25 percent), Gyeyang-gu (0.24 percent), Michuhol-gu (0.19 percent) and Dong-gu (0.18 percent). Jung-gu was the only district to fall, declining 0.09 percent.
The monthly rent market also held steady. The integrated monthly rent price index matched the previous month's gain of 0.29 percent, with all districts posting increases — led by Seo-gu (0.39 percent), Yeonsu-gu (0.38 percent) and Dong-gu (0.35 percent).
Transaction activity told a different story. Incheon recorded 3,729 housing sale transactions in May, down 17.3 percent from 4,507 the month before.
Seo-gu led all districts with 887 transactions, followed by Bupyeong-gu with 720, Namdong-gu with 525, Yeonsu-gu with 507, Michuhol-gu with 451 and Gyeyang-gu with 361.
Jung-gu recorded 164 transactions, Ganghwa-gun 64 and Dong-gu 50, while Ongjin-gun reported no transactions at all.
Jeonse and monthly rent transactions also declined. Combined jeonse and monthly rent deals totaled 11,518 in May, down 13.7 percent from 13,340 the previous month.
The data suggest that while price gains are continuing in select popular districts, the simultaneous drop in transaction volumes reflects cautious buying sentiment across the market as a whole.
Yeonsu-gu and Seo-gu stood out for strength across all three categories — sale prices, jeonse and monthly rent — driven by end-user demand and expectations of improved residential conditions. Jung-gu, by contrast, saw declines in both sale and jeonse prices.
"Sale prices have turned upward in Yeonsu-gu, Seo-gu and Dong-gu, and the jeonse and monthly rent markets are also continuing to rise in areas with steady end-user demand," said Lee Won-ju, director of the Incheon city government's urban planning bureau.
