An apartment in Yongin with an asking price of 1.4 billion won ($940,000) has fallen to the 770 million won range at auction — a sharp drop tied to its status as a regulated-zone property near GTX-A Guseong Station.

An apartment in a transit-oriented area of Giheung-gu, Yongin — recently designated a land transaction permit zone and regulated zone (both an adjustment target area and a speculative overheating district) alongside Dongtan-gu in Hwaseong and Guri — has drawn attention after being listed for auction. Analysts expect fierce bidding competition, noting that housing prices in Giheung-gu have risen sharply since the unit failed to sell at its first auction last year.

According to GG Auction, a court and public auction data firm, a 118-square-meter unit at Samgeomaeul Samsung Raemian 1st Complex in Mabook-dong, Giheung-gu, Yongin, Gyeonggi Province, will go to auction on Aug. 14 with a minimum bid of 770 million won ($520,000).

The Samsung Raemian complex in Mabook-dong received its occupancy approval in 2002 and comprises 17 buildings with 1,282 units, making it a large-scale branded development. Despite its age, the complex offers 2,135 parking spaces — enough for up to two vehicles per household.

The floor plan of the unit up for auction shows four bedrooms, two bathrooms, a kitchen, a living room and a walk-in closet, arranged in a four-bay layout. The unit sits on the 10th floor of a 20-story building, placing it in what is commonly called the "royal floor" range — the desirable middle floors. The flat-plate structure offers good ventilation and natural light, with a south-facing orientation.

The apartment's key selling point is its location. A five-minute walk to the left leads to Guseong Station on the Suin-Bundang Line, while Mabook Neighborhood Park lies to the right — a combination of transit access and green space that has made the complex popular in the area.

Guseong Station is also a stop on the GTX-A line. The Suseo–Dongtan segment originally bypassed the station, but GTX-A trains began stopping there in 2024, significantly improving Seoul access for Yongin residents. The station is about 14 minutes from Suseo Station and seven minutes from Dongtan Station in Hwaseong.

For drivers, the Singal and Dongsuwon interchanges are nearby, providing easy access to the Gyeongbu and Yeongdong expressways. An E-mart Traders outlet is a five-minute drive away.

The complex is also flanked by Maseong Elementary School, Guseong Middle School and Guseong High School, earning it a reputation as a self-contained school district where families can stay from a child's first year of school through graduation.

NH NongHyup Bank filed for the voluntary auction. The unit went to a first auction on Aug. 19, 2025, with an appraised value of 1.1 billion won, but drew no bids. The second auction, scheduled for Aug. 14, will proceed at roughly 770 million won — a 30 percent reduction from the appraised value.

Experts predict intense competition at the upcoming auction, given that housing prices in Giheung-gu have risen sharply from last year. Actual transaction records show that units of the same size were changing hands at around 1 billion won as recently as last October. Since then, asking prices have jumped considerably, and the most recent registered transaction came in at 1.27 billion won — a gain of roughly 270 million won in about a year.

Current market asking prices stand at 1.3 billion to 1.4 billion won. A buyer who secures the unit at the minimum bid would be looking at a safety margin of at least 600 million won. A local real estate agent near the complex said the price "is expected to spark fierce competition," adding that "the specific unit up for auction is particularly desirable because it is within a one-minute walk of a nearby elementary school, putting it in what is considered a prime building."

Large-scale development projects in the vicinity add further upside potential. Yongin sits at the heart of a major semiconductor belt, where SK Hynix is investing 122 trillion won to build a large semiconductor cluster. The influx of high-income jobs and new residents prompted the city's designation as a speculative overheating district and adjustment target area as of July 1.

Directly adjacent to the complex, Gyeonggi Province and Yongin are jointly pushing ahead with Yongin Platform City, a mixed-use new town spanning about 2.74 million square meters that combines advanced industry, commerce, culture and transportation. Once completed, the complex is expected to benefit from strong demand as a residential base offering short commutes to the new hub.

Prospective bidders should also keep potential costs in mind. The building is more than 20 years old, meaning interior renovation could add tens of millions of won depending on its current condition.

When a minimum bid falls this far below market value, a thorough title and rights analysis is also essential. In this case, no legal defects or post-sale encumbrances have been identified, though forced-eviction costs could arise.

Lee Ju-hyeon, a senior researcher at GG Auction, said strong demand for homeownership near Guseong Station should drive high competition at the auction, but cautioned that the unit's large floor plan — rather than the more liquid 84-square-meter size that has been in high demand — could limit the final bid ratio. "It looks difficult for the winning bid to exceed 100 percent of the appraised value," he said.
