29,671 units planned nationwide in July, up 30% from a year earlier; Greater Seoul to account for 20,252 units, regional markets for 9,419
About 30,000 apartments are expected to go on pre-sale across the country next month, roughly 30 percent more than in the same period last year, with Greater Seoul accounting for 68 percent of the total supply.
According to a survey by real estate platform Zigbang released Monday, a total of 29,671 units are scheduled for pre-sale nationwide in July 2026, up about 30 percent from 22,793 units recorded in the same month last year. Public pre-sale units are also set to rise about 17 percent, from 18,554 to 21,679.
By region, Greater Seoul is set to receive 20,252 units while regional markets will see 9,419 units. Supply is expected to be concentrated in Gyeonggi Province and Incheon.
In Seoul, upcoming pre-sales include Summit Clavion (812 units) in Singil-dong, Yeongdeungpo-gu, and Chungjeongno Station Xi Rene (299 units) in Jungnim-dong, Jung-gu. Both are new complexes delivered through urban redevelopment projects and offer strong access to the city center.
In Gyeonggi Province, several large-scale complexes are lined up: Hangang Prugio Riverfront (2,432 units) in Gochon-eup, Gimpo; Sangdong Station Lotte Castle (1,859 units) in Wonmi-gu, Bucheon; Osan Heritage Xi 1·2BL (1,783 units combined) in Yangsan-dong, Osan; and Uiwang Station SK View (1,857 units) in Samdong, Uiwang. New pre-sales are also planned in Seongnam, Namyangju, Siheung and Icheon.
In Incheon, a total of 6,154 units are set for pre-sale, including Cityociel Block 9 (2,013 units) in Hagik-dong, Michuhol-gu; Sangok Station Xi Hillstate & Hanulchae (2,706 units) in Sangok-dong, Bupyeong-gu; and Geomdan AA17BL (1,435 units) in Bullo-dong, Seo-gu. The concentration of large complexes in Michuhol-gu, Bupyeong-gu and the Geomdan area is expected to drive pre-sale supply growth across Greater Seoul.
Among regional markets, South Gyeongsang Province will lead with 4,355 units. Complexes set for pre-sale there include Centreville Asterium Geoje (1,307 units) in Geoje, Hillstate Forena Jinju (1,032 units) in Jinju and Changwon Hanshin The H Megacentum (2,016 units) in Changwon.
In South Chungcheong Province, Naepocheon New Town 5th Daebang Elium (882 units) and Asan Techno Valley Easy The One 7th (622 units) are scheduled for supply. In Busan, Busan Jangan District Joonghung S-Class (531 units) and The Sharp Daeyeon Tricent (803 units) will go on pre-sale. Other planned offerings include Sejong Woomilin Center Park (676 units), Daegu Geumho Waterpolice Daebang Elium F2BL (746 units) and Chuncheon Riverview iPark (262 units).
Kim Eun-seon, head of Zigbang's big data lab, said upward pressure on pre-sale prices at new developments has persisted as construction costs have risen amid global geopolitical instability and wider volatility in raw material prices. "As the burden of pre-sale prices grows, end-users are scrutinizing location, product quality, lifestyle infrastructure and underlying demand more carefully to determine whether a complex justifies its price," she said, adding that apartment subscription demand is expected to remain selective, gravitating toward complexes that offer competitiveness commensurate with their pre-sale prices.
Meanwhile, actual supply in June's pre-sale market tracked relatively close to planned levels. Of the 30,126 units scheduled for pre-sale in June, 24,914 units — about 83 percent of the planned volume — have been tallied so far. Public pre-sales also came in at about 89 percent of the target, with 22,434 of the planned 25,097 units supplied.
