Small- and mid-size industrial lots to go on sale from July; 44 plots including industrial, support and parking sites
Daejeon city announced Monday that it will begin pre-sales of Phase 2 lots at the Daedeok Pyeongchon urban development project starting in July.
The Phase 2 offering covers 44 plots in total — 36 industrial facility lots, six support facility lots and two parking lots. The industrial lots will focus particularly on small- and mid-size parcels ranging from about 330 to 660 square meters (100 to 200 pyeong, where 1 pyeong equals 3.3 square meters).
The Daedeok Pyeongchon district demonstrated strong corporate demand in Phase 1, achieving a 100 percent pre-sale rate for industrial lots and 85 percent for support facility lots. Building on those results, the city plans to expand the industrial land supply through Phase 2 and continue providing sites tailored to the scale and needs of prospective tenants.
Industrial lots in this round will be offered through two channels depending on the conditions of each plot: competitive bidding via the Korea Asset Management Corp.'s Onbid system, and negotiated contracts accepted in person at Daejeon Urban Corp. The negotiated-contract lots comprise 19 industrial plots totaling 12,461 square meters and will be priced at appraised value to lower the financial burden on buyers and broaden participation.
Eligible business types include metal product manufacturing, electronic components and computer, video, audio and communications equipment manufacturing, medical, precision and optical instrument and watch manufacturing, and other machinery and equipment manufacturing.
The pre-sale will be announced from Monday through July 16 on the websites of Daejeon city, Daejeon Urban Corp. and Onbid. Competitive bidding applications will be accepted on Onbid from July 13 to 16, while negotiated-contract lots will be available on a first-come, first-served basis at Daejeon Urban Corp. starting July 13.
Purchase payments may be made in up to five installments — a down payment, three interim payments and a final balance — over up to 24 months, easing the upfront financial burden on companies.
"The Phase 2 land supply at the Daedeok Pyeongchon district is intended to provide industrial sites suited to the scale and needs of businesses," said Choe Jong-su, director of Daejeon city's urban housing bureau. "We will do our utmost to ensure this supply leads to increased move-ins, a stronger regional industrial base and a more vibrant local economy."
