First public pre-sale in Seongnam's Naksaeng district — 933 units under Newlywed Hope Town scheme

Price ceiling on new apartments applies; policy loans with rates starting at 1% available

DL E&C announced Tuesday that it will open pre-sales in July for "e Convenient World Bundang First Village," to be built at 215-2 Dongwon-dong, Bundang-gu, Seongnam, Gyeonggi Province.

The complex is the first pre-sale offering in Seongnam's Naksaeng district and comprises a total of 1,400 units. It targets prospective and newly married couples and single-parent households eligible under the Newlywed Hope Town program, with 933 units available for public pre-sale after excluding 467 long-term rental units.

All units fall within the small-to-mid-size category, with exclusive use areas of 60 square meters or less. The public pre-sale lineup consists of five unit types: 274 units of the 51㎡ Type A, 348 units of the 55㎡ Type A, 134 units of the 55㎡ Type B, 167 units of the 59㎡ Type A, and 10 units of the 59㎡ Type T (terrace type).

The complex is oriented primarily toward the southwest and southeast, with flat-plate units accounting for more than 82 percent of all households. In keeping with the Newlywed Hope Town concept, the complex will include a two-story public nursery and an expanded shared childcare center. The design incorporates inter-floor noise reduction measures and thick floor soundproofing materials to improve living comfort for households with infants and young children.

Community facilities include a De Poem cafe, a fitness center, an indoor golf practice range, a screen golf room, a GX room and a guesthouse. The Naksaeng district where the complex will be located is slated to develop into a public housing zone of roughly 4,400 units. Its proximity to Pangyo Technovalley and the Bundang business district makes it well suited for those seeking to live near their workplace, and vehicle access to central Seoul and the wider metropolitan area is convenient. Bus routes near the complex connect to Migeum Station — a transfer point for the Shinbundang Line and the Suin-Bundang Line — in about 10 minutes.

A new elementary school is planned nearby, which is expected to allow students to walk to school. Several large-scale development projects are also under way in the area, including the Fourth Technovalley plan (targeting 2030) to build an AI advanced-industry cluster around the Ori Station transit-oriented area, and the Baekhyeon MICE urban development project (targeting 2030) that will include a convention center.

Under the price ceiling on new apartments, units at the complex have been priced in the late 600 million won range for the 59㎡ type. A notable draw is the availability of the profit-sharing mortgage, a policy loan product exclusive to Newlywed Hope Town buyers. The loan-to-value ratio can reach up to 70 percent, and unlike standard home-backed loans, the debt service ratio regulation does not apply. With a fixed annual interest rate of 1.3 percent and a repayment period of up to 30 years, buyers can significantly reduce their long-term interest burden compared with market rates.

"e Convenient World Bundang First Village is a Newlywed Hope Town complex offered at a reasonable price under the price ceiling on new apartments, in a Bundang area where new supply is scarce," a pre-sales official said. "With its many advantages in terms of financing and interest rates, it will serve as a housing ladder to help newlyweds who find it difficult to raise initial funds achieve stable homeownership."

Meanwhile, DL E&C posted preliminary consolidated sales of approximately 1.73 trillion won and operating profit of 157.4 billion won in the first quarter of this year.
