End-user transactions continue to drive the real estate market in South Gyeongsang Province, with Changwon particularly standing out as apartment sale prices there maintain an upward trend.

According to the Korea Real Estate Board's apartment sale price index, apartment prices across South Gyeongsang Province shifted into positive territory at the end of last year and have held relatively steady this year, with the monthly index continuing to post gains.

Changwon has been among the more active markets in the region. The city has sustained positive price movement since the second half of last year and has continued to record gains this year.

Industry observers say the market is being driven more by end-user demand than investment activity. They attribute this to buyers prioritizing residential environment and lifestyle infrastructure amid persistently high interest rates. South Gyeongsang Province's status as an unregulated zone is also seen as a factor supporting market activity.

"We are seeing continued movement from buyers focused on actual residence, with interest centering on complexes that offer strong lifestyle convenience and a quality living environment," a local real estate official said.

Against this backdrop, newly supplied complexes in Changwon are also drawing attention from prospective buyers.

"Changwon Xi The Sky," currently accepting contracts on a first-come, first-served basis, is a mixed-use residential complex being developed in the Jungang-dong area of Seongsan-gu, Changwon. To ease buyers' upfront financial burden, the developer has lowered the down payment ratio, set the initial deposit at a fixed amount, and applied a deferred-interest system for installment payments.

The complex is surrounded by department stores, hypermarkets, a movie theater and a major hospital, and sits close to key government offices including Changwon City Hall, the Changwon District Prosecutors Office and Changwon District Court. Major arterial roads — including Jungang-daero, Changwon-daero and Woni-daero — provide access to destinations within and beyond the city, and KTX Changwon Jungang Station is also within reach. Elementary, middle and high schools are nearby, and green spaces including Daesang Park, Olympic Park and Jungang Sports Park surround the development.

Community amenities planned for the complex include a fitness club, golf practice range, Pilates studio, dry sauna, study room and café lounge. The top floor will feature a residents-only sky lounge, along with a small library, multipurpose room and a guesthouse party room.

Most unit types incorporate an open-plan design with a three-sided balcony structure. Storage space has also been maximized through alpha rooms, walk-in closets, entryway storage and a pantry.

The Jungang-dong area of Seongsan-gu, where the complex will be built, is the subject of ongoing development plans tied to the Changwon Central Business District, being advanced through a district unit plan revision.

"Demand that weighs residential environment and lifestyle convenience is emerging in the housing market," a pre-sale official said.

Changwon Xi The Sky will rise on the site of the former Changwon Hotel in Jungang-dong, Seongsan-gu. The development will consist of four towers reaching up to 49 above-ground floors over five below-ground levels, with a total of 519 units in exclusive use areas of 84 square meters and 106 square meters. A model home is open in the Jungang-dong area of Seongsan-gu, and move-in is scheduled for the first half of 2030.
