Eco Delta City Joint Block 2 in Busan

501 units, all 59㎡ exclusive use area

Joong Heung Construction Group's Joong Heung Tobuild announced Wednesday that it plans to launch pre-sales this month for "Eco Delta City Joong Heung S-Class River City" in Busan's Eco Delta City.

The complex will rise on Joint Block 2 of Eco Delta City, comprising six buildings with two below-ground and 18 above-ground floors and a total of 501 units. All units follow a single floor plan type with an exclusive use area of 59 square meters — 395 units of the 59㎡A type and 106 units of the 59㎡B type — catering to strong demand for compact housing.

Eco Delta City spans 11.7 square kilometers in Gangseo-gu and is designed to house a population of roughly 76,000, making it a key residential development in western Busan. The area has been designated South Korea's first "Smart City National Pilot Zone," with self-driving car, AI and other fourth-industrial-revolution technologies set to be integrated throughout the city.

The complex's biggest selling point is its location. The Seo Nakdong River runs directly alongside the development, giving most units a permanent river view. Waterfront parks along the river and a nearby central park are within easy reach. The site also sits within walking distance of planned kindergarten, elementary, middle and high school sites, making it a one-stop school zone.

The complex benefits from strong transport links as well. The Bujeon–Masan double-track railway, linking Busan's Bujeon Station to Changwon's Masan Station, is scheduled to open in the second half of 2028, and a new Eco Delta City station is planned nearby. A Gangseo Line tram, a Hadan–Noksan Line and the new Gadeokdo Airport — set to open in 2035 — are also in the pipeline. By road, the West Busan and Myeongji interchanges on the Namhae Expressway Second Branch offer convenient access, and the planned Eomgung Bridge connecting Eco Delta City to Seunghak Tunnel is expected to cut travel time to Busan Station significantly when it opens in June 2030.

The largest neighborhood commercial site within Eco Delta City sits directly adjacent to the complex, where hagwon clusters and amenity facilities are planned. The Hyundai Department Store's "The Hyundai Busan" — set to be the largest of its kind in the country — is scheduled for completion in 2027, and Starfield City within Myeongji International New Town is also accessible. Nearby industrial and logistics anchors — including the Hwajeon General Industrial Complex, the Busan New Port Logistics Complex, Samsung Electro-Mechanics' Busan facility and the Renault Korea vehicle factory — provide a solid base of residential demand.

All units are oriented primarily to face south to maximize natural light and ventilation. Community amenities will include a fitness club, an indoor golf practice range, a mothers' station, a daycare center and a shared childcare center.

This is the third apartment project Joong Heung Construction Group has launched in Eco Delta City. The group previously offered "Joong Heung S-Class Eco Delta City" (1,067 units) in October 2023 and "Eco Delta City Joong Heung S-Class Edu River" (728 units) in May last year. With this latest launch, the group's Joong Heung S-Class brand will account for a total of 2,296 units within Eco Delta City, forming a large-scale brand town in the district.
