Project to anchor a scenic corridor linking Seonyudo and Han River Park; 42 above-ground floors, 8 below-ground floors, total floor area of 44,531 square meters, floor-area ratio of 793.5%
Yeongdeungpo-gu said a 42-story mixed-use residential tower featuring open green spaces and a range of community amenities will be built near Dangsan Station.
The site, located along Seonyu-ro at the southern end of Yanghwa Bridge, was selected in 2025 for the Seoul Metropolitan Government's Urban Architecture Design Innovation Project. Construction is set to begin in the second half of 2027, with completion targeted for 2030.
The Urban Architecture Design Innovation Project encourages private developers to propose architecturally creative designs that incorporate publicly accessible spaces. In exchange, the city offers incentives such as relaxed height and floor-area ratio restrictions, with the aim of creating innovative public spaces across Seoul.
The development at 158 Yangpyeong-dong 4-ga will rise 42 stories with a total floor area of 44,531 square meters and a floor-area ratio of 793.5%, housing 243 residential units along with retail space. The ground floor will be fully opened as public space where residents can rest and linger. From the second floor upward, terraced green walkways — dubbed "layered green spaces" — will be built along exterior staircases. Observation decks facing the Han River and Seonyudo are planned for the fifth and sixth floors.
The project will also significantly expand public infrastructure that has long been lacking in the area. The district secured a public swimming pool — a four-lane, 25-meter facility with a total floor area of 3,582 square meters — in the building's basement through a donation-in-lieu arrangement. The lower floors will also house a "Woori Neighborhood Kium Center" (total floor area: 1,179 square meters), offering play therapy and gap-care services for elementary school children.
The district expects the complex to become a new landmark serving both local residents and visitors to Seonyudo and Han River Park.
Yeongdeungpo-gu District Mayor Choi Ho-kwon said the project would "significantly strengthen the district's urban functions," adding that he hoped "the swimming pool and childcare facility secured through the donation-in-lieu arrangement will help meet residents' demand for recreational sports and welfare services."
