IS Dongseo held the first project briefing for Pentahills W Square, a commercial facility it is developing in the Pentahills district (Jungsan district) of Gyeongsan, North Gyeongsang Province, on June 5 at Hotel Raonjana in Suseong-gu, Daegu.

About 400 real estate professionals and investors from the Daegu and North Gyeongsang region attended the event.

The briefing covered the project's location, scale and facility composition. Choi Hong-seok, chief executive of presentation firm Winning PT, led the presentation, followed by a question-and-answer session with attendees.

Kim Hak-ryeol, also known as "Bbassong," who runs the real estate YouTube channel Smart Tube (STV), then delivered a lecture on real estate market trends.

After the main program concluded, consultations on pre-sale terms and unit configurations continued on site.

Industry observers say the commercial real estate market has been shifting away from simple retail spaces toward mixed-use complexes that combine shopping with cultural and leisure functions.

Pentahills W Square is planned as a mixed-use commercial complex adjacent to Jungsan Lake Park, which covers roughly 110,000 square meters. The development will integrate cultural, leisure and retail functions, with lake-view spaces, a variety of food and beverage outlets and themed street-level retail.

Tenant negotiations are under way across a range of business categories. The complex is backed by a catchment of approximately 63,000 households within a 3-kilometer radius, including a nearby residential complex of 3,443 units.

The complex will have a total floor area of approximately 93,000 square meters, spanning from two basement levels to one above-ground floor, with around 490 units in total.

Discussions are ongoing with prospective tenants including a children's theme park, a multiplex cinema, a large bookstore and a corporate supermarket.

"The commercial facility market has been evolving into mixed-use spaces that offer not just shopping but also cultural and leisure functions," said an official at 3S C&F, the company handling pre-sales and leasing. "Pentahills W Square is being developed to reflect exactly that kind of demand."

The project is scheduled to launch its full pre-sale program later this month.
