Efforts to redevelop aging residential areas in the Gajaewool district have entered a new phase.

A redevelopment project to build roughly 830 apartment units on a site in Bukgajwa-dong 74-107 in Seodaemun-gu is advancing through the procedures required for improvement zone designation, following the Seoul Metropolitan Government's approval of a fast-track integrated plan for the area.

Seodaemun-gu held a public briefing Thursday at Sarang Gipeun Church in Bukgajwa-dong, together with the Seoul Metropolitan Government, to explain the proposed improvement plan and the steps needed to designate the site as an official improvement zone under the fast-track integrated housing redevelopment program.

The project aims to upgrade the living environment of an aging residential neighborhood adjacent to the Gajaewool Redevelopment Promotion District and to create new housing that complements the surrounding residential complexes.

The site covers approximately 28,094.7 square meters and is planned to accommodate about 830 apartment units along with ancillary community facilities.

The area was selected as a candidate site for the fast-track integrated housing redevelopment program in February 2025. Follow-up procedures for drawing up an improvement plan and designating an improvement zone have been under way since the Seoul Metropolitan Government finalized the fast-track integrated plan in September.

The redevelopment is particularly significant because it will improve the overall residential environment by clearing aging housing stock adjacent to existing residential complexes in the Gajaewool area. Once the project is complete, a new residential complex integrated with the surrounding neighborhood is expected to take shape.

About 200 local residents, along with officials from the Seoul Metropolitan Government and Seodaemun-gu, attended Thursday's public briefing. Residents heard an explanation of the proposed improvement plan and the project's procedural timeline, and exchanged views during a question-and-answer session.

The district plans to complete ongoing procedures — including a public inspection period and collection of consent forms for improvement zone designation — before formally requesting the Seoul Metropolitan Government to designate the improvement zone and finalize the improvement plan in December.

"Speed matters in redevelopment, but earning the trust of residents throughout the process matters even more," Seodaemun-gu District Mayor Park Woon-ki said. "We will make sure to listen carefully to residents who have long waited for better living conditions, and we will fulfill our administrative responsibilities to keep the project on track."
