Reconstruction projects in the Goean-dong and Sosabondong areas of Bucheon, Gyeonggi Province — part of the city's older urban core — are set to move into full swing.

Bucheon city announced Monday that it has finalized improvement plans for four project sites in the Goean-dong and Sosabondong areas and officially designated and notified them as improvement zones.

The designations mark the first application of the revised "2030 Bucheon Urban and Residential Environment Improvement Master Plan," established in September last year.

Under the plan, the targeted zones will be reclassified as third-category general residential areas and will receive floor-area-ratio incentives of up to 300 percent, enabling the construction of 4,732 new apartment units in total.

The four zones break down as follows: the Goean 3-1, 3-2 and 3-4 zones (Jogong 1st and 2nd phase, Yeomgwang) covering a 64,142.1-square-meter site for 1,499 units; the Sosabondong 3-2 zone (Hansin) covering a 46,671.1-square-meter site for 1,272 units; the Goean 3-3 zone (Samik 3rd phase) covering a 41,495.8-square-meter site for 999 units; and the Goean 3-5 zone (Samik Ceramic) covering a 35,624.4-square-meter site for 962 units.

Alongside the large-scale housing supply, the city plans to improve the overall residential environment in the older urban core by widening roads, creating parks and securing public parking facilities.

"We expect this designation of improvement zones to breathe new life into reconstruction projects in the old city center that had been stalled," said Jang Hwan-sik, head of Bucheon's housing bureau. "We will spare no administrative support to ensure that the remaining procedures — including cooperative association establishment approval and project implementation approval — proceed without a hitch."
