Yongsan-gu will hold a public review of a proposed revision to the Sanho apartment housing reconstruction improvement zone designation and improvement plan from Friday through Nov. 23 to gather residents' opinions.

Completed in 1977, the Sanho apartment complex — located in the Wonhyo-ro 4-ga 118-16 area — sits alongside the scenic Han River waterfront and the future Yongsan International Business District, making it a strategically and scenically significant site.

The revised improvement plan is expected to further maximize the complex's geographic advantages and skyline value.

The revision centers on changes to the landscape plan through an adjustment to the maximum building height. The existing reconstruction plan called for a maximum of 35 stories and 679 units; the new plan reconfigures that to a maximum of 47 stories and 666 units — including 100 public housing units — in line with the 2040 Seoul Urban Master Plan guidelines.

The Sanho apartment reconstruction association received project implementation plan approval in March 2024 and completed the management and disposal plan approval notice in August this year. The association plans to revise the improvement plan in line with Seoul Metropolitan Government guidelines and pursue an integrated review covering six areas: architecture, landscape, transportation, education and small-scale disaster impact assessment. The association also intends to proceed with relocation and demolition simultaneously to accelerate the project.

Since the launch of its ninth elected-term administration, Yongsan-gu has operated a rapid-implementation task force to expedite reconstruction projects, monitoring progress at each stage and strengthening administrative support for key issues. The Sanho apartment reconstruction project completed its management and disposal plan approval through close communication and cooperation between the district and the association, and follow-up procedures to revise the improvement plan are now underway.

Yongsan-gu will hold a community information session Wednesday at the Kkumnamu Theater inside the Yongsan Kkumnamu Community Town (329 Baengbeom-ro) to hear residents' views. After the session, the district will seek the district council's opinion before applying to the Seoul Metropolitan Government for a decision on the improvement plan revision and pursuing an integrated review of related fields.

The revised improvement plan is available for review at the Housing Division on the seventh floor of the Yongsan-gu Office and at the Sanho apartment reconstruction association office. Residents wishing to submit opinions may visit the Housing Division in person or send comments by registered mail. Online submissions are also accepted through the Seoul Metropolitan Government's urban planning portal.

Yongsan-gu District Mayor Kim Kyung-dae said the district would spare no administrative support to ensure the revision process and integrated review proceed smoothly in close coordination with the association, just as it had swiftly handled the management and disposal plan approval through public-private cooperation.

"I hope Sanho apartment will be reborn as a comfortable residential space embracing the beautiful Han River waterfront and the future Yongsan International Business District — a residential complex that truly represents Yongsan," Kim added.
