Officetel units to follow apartment supply at Sangbong terminal site
All 308 units configured at 84 square meters
Homeowners eligible for loans; model house to open next month
Posco E&C announced Friday that it plans to launch pre-sales in November for The Sharp First World Seoul, an officetel development on the site of the former Sangbong terminal in Sangbong-dong, Jungnang-gu. The project is expected to draw strong interest given the lower barriers to entry typical of officetel products, including loan eligibility for buyers who already own homes.
The officetel will rise 49 floors above ground with eight basement levels, comprising 308 units as part of the Sangbong 9 redevelopment promotion zone project in Jungnang-gu. All units will be configured at a single exclusive use area of 84 square meters — a size favored by end-users — and will form a large-scale complex of more than 1,000 households together with 999 apartment units whose general pre-sales were completed in just three months earlier.
The complex's key selling point is its transport access. Residents can walk to both Sangbong Station and Mangwu Station, providing convenient access to subway Line 7, the Gyeongchun Line, the Gyeongui-Jungang Line and KTX services. Sangbong Station is also slated to receive the GTX-B line, which would give the area access to five rail routes upon opening — earning it the designation of a "penta transit-oriented area." The complex also sits near the North Seoul Expressway, East Seoul Expressway and the Seoul Outer Ring Road, making it a key transport hub in the city's northeastern corridor.
Lifestyle amenities are also plentiful nearby. Shopping and cultural facilities, as well as medical services including Seoul Northern Hospital, are within easy reach, and the complex is close to green spaces such as Jungnangcheon stream, Bonghwasan and Mangwusan.
Within the complex, retail, cultural and neighborhood convenience facilities will also be developed. Developer Shin Ah Joo plans to brand the commercial space as "Transit" and operate it with a differentiated tenant lineup.
Unit interiors feature a four-bay flat-slab or dual-exposure layout, with storage spaces such as pantries and dressing rooms enhanced by unit type. Some units adopt a view-oriented living-dining-kitchen layout that opens onto the exterior from the living room and kitchen, maximizing the sense of space. All units come with complimentary built-in system air conditioners and kimchi refrigerators.
Regulatory burdens are also relatively light. As an officetel product, the units carry no owner-occupancy requirement or disposal conditions, and homeowners remain eligible for loans — keeping the barrier to entry low.
"The Sharp First World Seoul officetel has already had its value as a branded large-scale complex validated through the earlier apartment supply, and it is a product that offers both a penta transit-oriented location and genuine residential convenience," a Posco E&C official said. "We expect continued interest from end-users as a rare new residential complex in Seoul." A model house for The Sharp First World Seoul will be set up in Jungnang-gu, Seoul, and is scheduled to open in November.
Meanwhile, the resale restriction on The Sharp First World Seoul apartments has been lifted, and pre-sale rights have begun trading on the open market. This month, a 98-square-meter unit changed hands at a record high of 1.68 billion won ($1.25 million).
