GS Engineering & Construction opened the model home for Yeonje Gallery Xi, an apartment complex under construction in Yeonsan-dong, Yeonje-gu, Busan, on Thursday, launching pre-sales for the development.
The complex will rise from four below-ground floors to a maximum of 43 above-ground floors across three buildings, offering a total of 499 units, all with an exclusive use area of 84 square meters.
The unit breakdown by type is 112 units of Type 84A, 114 of Type 84B, 39 of Type 84C and 234 of Type 84D.
The site sits within what the developer calls a "triple transit-oriented area," with easy access to Yeonsan Station — a transfer point for Busan Metro Lines 1 and 3 — as well as Gyodae Station, served by Line 1 and the Donghae Line, and Geoje Station, served by Line 3 and the Donghae Line.
Large retail options nearby include E-mart Traders Yeonsan, E-mart Yeonje, Lotte Department Store Dongrae and Homeplus Asiad.
Yeonje Elementary School is located close to the complex, as are Isabel Middle and High School and Dongrae High School. Residents will also have convenient access to the hagwon-dense district of Sajik-dong, one of Busan's best-known private tutoring hubs.
Yeonje Gallery Xi will be the first complex in Busan to carry the Xi brand following its first renewal in 22 years, and the developer said it invested heavily in product differentiation to mark the occasion.
The complex is oriented primarily toward the south and offers a range of floor-plan options — including four-bay flat-slab layouts, tower-style units and view-facing dining configurations — to broaden buyer choice. Storage space has also been enhanced, with pantries and walk-in dressing rooms added to improve practicality and everyday convenience.
"Yeonje Gallery Xi is a residential complex of up to 43 floors rising in Yeonsan-dong, the heart of central Busan, and it is the first complex in the city to carry the Xi brand since its renewal after 22 years," a pre-sales official said. "Customer interest has been strong, as the project showcases Xi's differentiated strengths — from transportation, lifestyle, administrative and educational infrastructure to specialized design, landscaping and community amenities."
Apartment subscriptions for Yeonje Gallery Xi will open through the Korea Real Estate Board's Cheongyanghome platform, beginning with special supply on Oct. 19, followed by first-priority subscriptions on Oct. 20 and second-priority on Oct. 21.
Applicants aged 19 or older who reside in Busan, Ulsan or South Gyeongsang Province and hold a housing subscription account of at least six months are eligible for first-priority subscription. Resale is permitted six months after the date of selection as a resident.
The Yeonje Gallery Xi model home is located near the Busan-Ulsan Regional Military Manpower Office on Yeonsu-ro in Suyeong-gu, Busan.
