984 apartments, 370 officetel units for total of 1,354 households

Sinansanline, GTX-C, Incheon KTX among upcoming transit upgrades

GS Engineering & Construction announced Thursday it will launch pre-sales this month of Armusee Xi, a new development on the former Homeplus Ansan store site in Seongpo-dong, Sangnok-gu, Ansan, Gyeonggi Province.

The complex will rise from six basement levels to 49 above-ground floors across six buildings — four residential and two officetel — for a total of 1,354 households, making it a landmark mixed-use development for the area.

The 984 apartment units are centered on mid-to-large floor plans: 180 units of 84-square-meter type A, 88 units of 84-square-meter type B, 90 units of 84-square-meter type C, 180 units of 99-square-meter type A, 272 units of 99-square-meter type B and 174 units of 104-square-meter type A. The 370 officetel units are all offered in a single 84-square-meter exclusive use area, comprising 148 units of type A, 74 units of type B and 148 units of type C.

The complex sits at a location that gives residents access to both the Seongpo-dong and Jungang-dong lifestyle zones, with convenient access to Jungang Station, a transfer hub for subway Line 4 and the Suin-Bundang Line. Several major transit improvements are also in the pipeline nearby. The Incheon KTX — linking Incheon's Songdo Station to Eocheon Station in Hwaseong and stopping at Choji Station — began comprehensive test runs last month and is set to open in December. The GTX-C line, which includes Ansan's Sangnoksu Station, also broke ground last month, formally kicking off that project.

The surrounding area offers abundant lifestyle infrastructure and green space. Large retail facilities including Lotte Department Store, Lotte Mart and NC Department Store are located nearby, along with parks such as Nojeokbong Park, Nojeokbong Artificial Waterfall Park, Sungho Park and Danwon Sculpture Park. Cultural venues including Seongpo Arts Plaza and the Kim Hong-do Art Museum are also within easy reach.

The development also aims to stand out through its concept. It is the first project in Ansan to adopt an "art-focused" theme, with sculptures and works by noted artists placed throughout the complex to turn the entire development into a single gallery experience. The name Armusee combines the English word "art" with the French word "musée," meaning museum, to convey the idea of a residential space where art and personal taste are curated into everyday life.

Residents will have access to high-end community amenities including a sauna, screen golf, a putting simulator, a fitness center and a sky lounge, as well as lunch and dinner dining services.

"Armusee Xi is a large-scale complex on the former Homeplus Ansan site, which carries strong symbolic significance for the area, so there is considerable interest from local end-users," a GS Engineering & Construction pre-sales official said. "We will set a new residential standard for Ansan through specialized floor plans and differentiated community offerings."

Meanwhile, GS Engineering & Construction posted an operating profit of 232.4 billion won ($171 million) in the first half of this year, up 41.8 percent from 164.2 billion won in the same period a year earlier.
