Seongnam has selected five zones comprising a total of 13,429 units as this year's designated candidates for special redevelopment zones in the aging Bundang planned city, the city announced. The figure exceeds the originally planned redevelopment quota of 12,000 units by 1,429.
The selected zones are Zone 17 (Imaechon 1) with 1,734 units, Zone 22 (Sibeom Danji 1) with 4,200 units, Zone 33 (Park Town) with 3,025 units, Zone 34 (Pureun Maeul) with 2,598 units, and Zone 38 (Hansol Maeul 2) with 1,872 units.
Earlier, the city accepted proposals and redevelopment plans for special redevelopment zone designation in July, then conducted consultations with relevant departments and sought advice from an advisory committee before issuing review opinions to applicants. The city subsequently accepted revised final redevelopment plans and other principal documents on Sept. 1 and carried out evaluations by a selection committee composed entirely of outside experts in urban planning, architecture and transportation.
The selection committee comprehensively evaluated the submitted special redevelopment plans against six criteria — including the appropriateness of project implementation — that had been disclosed in advance on the city's website.
Taking into account the nature of redevelopment projects and the need for equitable selection, the city chose five zones comprising 13,429 units based on evaluation rankings, even where the planned redevelopment quota was slightly exceeded. The city plans to swiftly advance follow-up procedures for the five zones' special redevelopment plans — including public notice and resident review, city council consultations, coordination with relevant agencies, landscape committee deliberation, Gyeonggi Province consultation, and urban planning committee deliberation — with the aim of officially designating and announcing the special redevelopment zones by December.
Alongside this, the city announced Monday a "2027 Bundang Aging Planned City Special Redevelopment Zone Designation Plan" to select around 25,000 units across zones from 2027 to 2030. The plan calls for pre-selecting approximately 10,000 units slated for redevelopment in 2027, plus around 5,000 units per year from the annual quota of approximately 10,000 units for each year from 2028 to 2030, for a combined pre-selection of about 15,000 units.
Zones pre-selected for the 2028–2030 period will be managed as "preliminary special redevelopment zones."
This approach, which Seongnam is introducing for the first time among local governments nationwide after reviewing relevant legislation, is intended to improve residents' ability to anticipate the progress of redevelopment projects and reduce the burden of having to apply for special redevelopment zone designation every year. Advisory review applications for 2027 special redevelopment plans will be accepted from May 10 to May 14 next year, with final document submissions running from July 7 to July 9.
