Dongjak-gu has approved the establishment of a redevelopment cooperative for Sadang District 17, located around 63-1 Sadang-dong.
The cooperative secured the consent of 80.8 percent of its 402 members and submitted its application to the district office on July 27. The district office reviewed all required documents and procedures and completed the approval on Friday.
The approval came 22 months after the site was selected as a candidate, making it the fastest case on record since the Seoul Metropolitan Government introduced its fast-track integrated planning system.
In December last year, the district was reclassified from a first-class to a second-class general residential zone through the approval of a housing improvement redevelopment plan and the designation of an improvement zone, securing a floor-area ratio of 238.25 percent.
Under the plan, the roughly 44,072.7-square-meter site will be transformed into a premium apartment complex of up to 23 stories and 856 units in total, including 141 rental units.
To overcome the challenges posed by the area's steep terrain, the project will feature a multi-level pedestrian walkway using deck structures. The development will also be designed to create a skyline that blends naturally with the nearby Hyeonchung neighborhood park and surrounding residential buildings.
The district office plans to push ahead swiftly with remaining procedures, including project implementation approval, targeting completion in the second half of 2034.
On Wednesday, the district office appointed external expert members to a redevelopment acceleration committee directly under the district mayor and held its inaugural meeting, completing the establishment of a control tower for faster decision-making on improvement projects.
In the second half of this year, the district office also plans to establish a zone-by-zone project acceleration task force and a conflict management committee to mediate disputes over improvement projects, stepping up efforts to advance redevelopment at the pace residents want.

"We will continue to activate our full administrative support system — including the formation of zone-by-zone project acceleration task forces — to complete a leading urban development model that maximizes Dongjak-gu's hidden potential."
