As apartment complexes offering access to two or more urban areas — known as "dual lifestyle" developments — continue to draw strong demand in both the subscription and resale markets, Daewoo Engineering & Construction plans to launch pre-sales this month for Geomam Station Prugio Pravenue in Block B-1 of the Geomam Station transit-oriented public housing district in Seo-gu, Incheon.

Real estate industry sources said Wednesday that demand has been concentrating on complexes giving residents access to two distinct neighborhoods. Uiwang Station SK View, which shares infrastructure with both Suwon and Pyeongchon, closed its first-round subscription with an average competition ratio of 6.47 to 1 and a peak of 31.5 to 1. Hoban Summit Pungmu III, which draws on both the Gimpo Pungmu and Sau-dong areas as well as Geomdan new town, also closed with a peak ratio of 21.53 to 1.

The resale market is showing similar momentum. Hillstate Geumjeong Station in Gunpo — a complex straddling the Sanbon and Pyeongchon areas — set a record transaction price for its 73-square-meter units at 1.155 billion won ($816,000), according to the Ministry of Land, Infrastructure and Transport's actual transaction price disclosure system. E Convenient World Onsugok Station in Bucheon, situated on the border with Seoul, set a new high for its 84-square-meter units at 1.1 billion won. Industry observers say strong residential convenience and expectations of cross-regional development synergies are driving sale prices higher.

Geomam Station Prugio Pravenue, which is set to open subscriptions soon, will be built as a public-private apartment complex comprising two basement floors and 25 above-ground floors across three buildings, with unit sizes ranging from 60 to 84 square meters and a total of 441 units.

The complex offers convenient access to major amenities and public offices within the Geomam district, while also drawing on the shopping, cultural and medical facilities of the nearby Cheongna International City and the infrastructure of Geomdan new town to the north, giving residents access to multiple lifestyle zones.

Transportation links are also strong. Residents can walk to Geomam Station, a transfer hub for the Airport Railroad and Incheon Metro Line 2, providing easy access to Seoul Station and the Gangnam area. The location also allows for straightforward commutes to major employment centers including Incheon International Airport, Gimpo Airport and the Magok industrial complex.

A mixed-use transit center development project with a total cost of around 1.4 trillion won is also under way near Geomam Station. Incheon Urban Corporation (iH) relaunched a private-operator tender for the project in May, with plans centered on building a terminal-style transit hub integrated with transportation, cultural, commercial, office and residential functions.

Geomam Station Prugio Pravenue will be subject to the price ceiling on new apartments, with about 75 percent of all units allocated through special supply. The arrangement is expected to expand subscription opportunities for first-time buyers, newlywed couples, households with newborns and other owner-occupiers without existing homes.

All units are oriented primarily toward the south, with a four-bay flat-plate layout designed to maximize natural light and ventilation. Pantry storage and walk-in closets have been incorporated to enhance space efficiency.

"Geomam Station Prugio Pravenue is a complex with a dual transit-oriented location and access to the surrounding new town infrastructure," a real estate industry official said. "The price competitiveness of a public-private pre-sale combined with the Prugio brand premium should generate strong interest from buyers."
