High-end brand 'Seongsu Le El S70' proposed

Lotte Engineering & Construction has secured the construction contract for the Seongsu Strategic Redevelopment Zone District 4 housing redevelopment project, widely regarded as one of the most coveted Han River redevelopment projects in Seoul.

The company announced Monday that it was selected as the final contractor after receiving 449 votes at a general assembly held Sunday at Yerimdang Art Hall in Gangnam-gu, Seoul. Of the 753 total association members, 620 attended, with two ballots voided.

The Seongsu District 4 redevelopment project calls for the construction of 10 residential buildings — ranging from six below-ground floors to 64 above-ground floors — comprising 1,447 units and ancillary welfare facilities on a site in Seongsu 2-ga 1-dong, Seongdong-gu, Seoul. Total construction costs are estimated at 1.3 trillion won ($868 million).

The site is considered a prime location within the Seongsu Strategic Redevelopment Zone, as it is one of the few areas along the Han River where ultra-high-rise development is permitted. It sits near Seongsu Station on subway Line 2 and Seoul Forest Station on the Suin-Bundang Line, and benefits from easy access to the Gangbyeonbuk-ro expressway, Olympic Expressway and Yeongdong Bridge, giving residents strong connectivity to the Gangnam area.

Lotte Engineering & Construction proposed naming the complex "Seongsu Le El S70" and partnered with internationally recognized architecture firm David Chipperfield Architects to deliver a distinctive exterior design. A key feature is the building layout, which ensures every unit has a Han River view, while 3-meter ceiling heights were applied throughout to maximize a sense of openness indoors.

The design also incorporates specialized features for residents' convenience and safety. Parking is planned at roughly three spaces per unit, with each space widened to 3 meters. The complex will include a mixed-use cultural community facility of about 20.43 square meters per unit, encompassing 77 programs in total, as well as a large central plaza of approximately 16,800 square meters — roughly twice the size of a soccer field. In addition, the company plans to work with structural engineering firm LERA, which has handled global supertall projects including Lotte World Tower, to apply earthquake-resistance technology at the highest rating, securing both safety and architectural distinction.

Meanwhile, including this latest award, Lotte Engineering & Construction has recorded cumulative urban redevelopment contract wins of 2.85 trillion won this year, following the Songpa Garak Geukdong apartment reconstruction (484 billion won), the Geumho Zone 21 redevelopment (624.2 billion won) and the Changwon Yongho Zone 3 reconstruction (396.7 billion won). The company said it plans to continue aggressively pursuing contracts under its high-end "Le El" brand in key Han River and Gangnam-area locations, including Yeouido and Mokdong.
