Songdo International City within the Incheon Free Economic Zone (IFEZ) is set to welcome a major new residential project.

The development stands out for a building coverage ratio well below the legal ceiling, a four-season landmark greenhouse designed to maximize natural light and ventilation, a large-scale high-end community with separate sports, cultural and education facilities, and the introduction of antimicrobial and antiviral finishes to guard against cross-infection in the post-pandemic era. The developer bills it as nothing short of a "residential revolution."

Incheon Global City Development (IGCD) is launching Homeing Roots Songdo, a 1,700-unit high-end apartment complex on Lot Rc1 of Songdo District 11 (557 Songdo-dong, Yeonsu-gu).

The project is the third phase and successor to the earlier Songdo American Town development. Its significance lies in a deliberate expansion beyond the previous US-focused sales structure to target Korean diaspora communities and foreign nationals across the Americas, Europe, Japan and Asia.

Homeing Roots Songdo will also be the first project to carry IGCD's newly created global residential brand, Homeing Roots, which the company expects to serve as a model for future global settlement platforms.

The complex will rise to a maximum of 44 above-ground floors across 14 buildings, with two below-ground levels. Unit types break down as follows: 72 square meters (96 units), 84 square meters (1,268 units), 94 square meters (168 units) and 110 square meters (168 units). Units remaining after overseas sales are completed will be offered through a general public subscription.

The most striking feature of Homeing Roots Songdo is its sense of openness. The complex carries a building coverage ratio of just 11.56 percent — far below both the legal ceiling of 40 percent and the roughly 20 percent average for newly built apartments in the greater Seoul area. By minimizing the footprint of the buildings themselves, the design frees up expansive green space and pedestrian areas, effectively turning the entire complex into one large park. The wider spacing between buildings and generous landscaping are expected to enhance both living comfort and residents' privacy.

The most eye-catching facility in the project is a large landmark greenhouse at the heart of the complex. Designed as a transparent dome-shaped glass structure, the greenhouse is conceived not merely as a landscaping feature but as a multi-purpose space combining community, relaxation and culture.

A large sunken structure maximizes natural light and ventilation, with a cafeteria, lounge areas and community facilities organically connected inside. Residents will be able to enjoy the greenery and rest year-round, and the space is also intended to serve as a symbolic gathering point where the complex's international residents can mingle naturally.

The plan also incorporates rest areas featuring mature trees and hands-on programs for infants and young children, ensuring the space can be enjoyed by residents of all ages.

<style ref="s3">Sports, cultural and education facilities separated — a large-scale high-end community</style>

The community amenities at Homeing Roots Songdo are designed to match the scale of the complex. A key feature is the separation of active and quiet zones to improve residents' quality of life.

The sports facilities bring together a children's futsal court, screen golf, a golf practice range, a golf lounge, table tennis and billiards — a lineup designed with family-oriented leisure in mind so that multiple generations can use the space together.

A state-of-the-art fitness center, a group exercise room and a Pilates room are also planned, along with a premium sauna with separate circulation routes for men and women. Shared lounges will enhance the sense of openness while ensuring convenience and privacy at the same time.

The quieter wing will house a small library, separate reading rooms for men and women, and a co-working office. A multipurpose hall, a kids' café, an indoor playground, a children's futsal court and a pet café are also planned as part of the lifestyle-oriented community offering.

<style ref="s4">High-end technology — raising the bar for everyday living</style>

Homeing Roots Songdo also differentiates itself in residential technology. The project plans to adopt an above-floor wall-mounted plumbing system, routing bathroom pipes through walls rather than the floor slab. This approach is expected to reduce the drainage noise that has long been a complaint in conventional apartments and to make maintenance easier.

Wall-hung toilets will also be installed, making cleaning simpler and raising the overall standard of bathroom hygiene.

Hybrid flooring with enhanced water and scratch resistance is planned for interior floors. The material is designed to reduce slipping and scratching, making it suitable for households with pets, and is compatible with steam cleaning.

Antimicrobial door handles will be installed in high-contact areas such as entryways and laundry rooms, while antiviral functional tiles will be used in bathrooms, kitchens and living rooms to create a more hygienic living environment. With infection prevention a heightened concern in the post-COVID-19 era, the project will be the first in South Korea to introduce antimicrobial and antiviral specialty products across residential units as well as communal facilities throughout the complex, actively working to prevent cross-infection.

Antimicrobial and antiviral materials will also be used in kitchen fixtures, including food waste filters, to provide meaningful protection against bacterial contamination.

<style ref="s6">AI-based smart security system</style>

The introduction of an AI-based smart surveillance system across the entire complex — including underground parking areas and playgrounds — is also under consideration. The system aims to provide a range of smart safety services through real-time situational analysis, including child safety monitoring, tracking the movements of elderly residents with dementia and crime prevention.

<style ref="s7">The future value embedded in Songdo District 11</style>

Songdo District 11, where Homeing Roots Songdo will be built, is the last large-scale development zone remaining in Songdo International City. It is being developed as a compact, live-work city integrating residential, school, industrial and research facilities, with a 4.98-kilometer waterfront canal running through its center.

The district's biotech industry cluster is another draw. Lotte Biologics and Samsung Biologics' third bio campus are both slated to be built nearby, and Severance Hospital Songdo will be located approximately 1 kilometer away.

IGCD also plans to pursue an MOU aimed at establishing a medical specialty complex in partnership with Gachon University Gil Medical Center, further strengthening the area's medical infrastructure.

<style ref="s8">Expanding regional transport links</style>

Transport connectivity is also improving. National Route 77 on the northern side of the complex will enhance access to Seoul, and the second metropolitan beltway expressway is also in the pipeline.

Once the GTX-B line (scheduled to open in 2031) and the Songdo tram are in place, travel convenience to major destinations across the greater Seoul area is expected to improve significantly.

IGCD is in the final stages of selecting a contractor and plans to launch a pre-sale subscription targeting overseas Korean diaspora communities shortly afterward.

Industry observers expect Homeing Roots Songdo to go beyond simply supplying a large residential complex, positioning it as a settlement platform for the global Korean diaspora and a symbolic project that sets the direction for the future of residential culture in Songdo International City.

With its park-style layout built on a low building coverage ratio, a four-season landmark greenhouse, oversized high-end community amenities, advanced residential technology and proximity to biotech, medical and transport infrastructure, Homeing Roots Songdo is drawing attention as a large-scale project that presents a new residential paradigm alongside the long-term development potential of Songdo District 11.
