First Dongtan development to feature terraces or balconies in every unit

A premium residential officetel is set to launch in the heart of Dongtan, Gyeonggi Province, an area posting record-high prices as it absorbs demand from the surrounding semiconductor cluster.

DA Construction announced Tuesday it will open the model home for "Terrace99 Dongtan" (TERRACE99 동탄), located in Yeoul-dong, Hwaseong, on Thursday, marking the start of the formal pre-sale schedule.

The development will comprise a single building with four below-ground and 13 above-ground floors, totaling 99 units. Apartment subscriptions will be accepted from Thursday through Sunday, and anyone aged 19 or older may apply regardless of whether they hold a housing subscription account, where they live, or whether they already own a home. There is no subscription deposit, winners will be selected entirely by lottery, and units may be resold immediately after signing a contract. The winner announcement is set for Monday, with formal contracts running from July 2 to July 3. A flat first installment of 10 million won ($6,510) applies, and the full interim payment will be interest-free.

The site sits at the very center of the "Metropolitan Business Complex," considered the core residential and commercial zone of Dongtan 2 new town, and is within a three-minute walk of Dongtan Station — placing it among the most transit-oriented locations in the area. The station currently serves the Suseo High-Speed Railway (SRT) and the Seoul Metropolitan Express Railway (GTX) Line A, with full GTX-A service across all stations expected to open later this year.

Once GTX-A begins stopping at Samsung Station in Gangnam in 2028, the complex will be within roughly 20 minutes of central Gangnam. As the building is scheduled for move-in during the second half of 2028, residents will be able to use that direct Gangnam connection from the day they move in. Further rail expansions are also planned — including the Dongtan-Indeokwon Line (targeted for the second half of 2029), a tram line, and extensions of Subway Line 1 and the Bundang Line — which would eventually make the area a multi-modal hub where seven rail networks converge.

The project also differentiates itself on product quality. Taking advantage of the Ministry of Land, Infrastructure and Transport's recent deregulation allowing balconies in officetel units, the developer designed every unit with either a terrace or a balcony — a first for any officetel in the Dongtan area. While 73.7 percent of officetel supply within Dongtan 2 new town consists of studio units, Terrace99 Dongtan centers its lineup on the relatively scarce two-room layout, with most unit types adopting an apartment-style three-bay structure to maximize natural light and ventilation. To meet the expectations of high-income semiconductor industry workers and newlyweds, the building will also feature an upscale ground-floor lobby, a fourth-floor fitness center, loft-style designs on the top floor, and a shared rooftop garden.

Samsung Electronics' Hwaseong and Giheung campuses and Dongtan Techno Valley are nearby, and the site offers convenient access to the planned Yongin semiconductor mega-cluster. Within walking distance are the planned site of the Dongtan District Office, Lotte Department Store's Dongtan branch, and E-mart Traders. A landmark park spanning 89,000 square meters — about 12 times the size of a soccer field — is set to be built in front of the complex next year. A medical complex anchored by Korea University Dongtan Hospital (tentative name), with more than 700 beds, has also been confirmed for the vicinity, which is expected to further improve the residential environment.

Meanwhile, apartment prices in Dongtan rose 2.22 percent last week, according to Korea Real Estate Board data — the highest weekly gain recorded since the board began tracking Dongtan separately following an administrative redistricting in February.
