Hyundai Engineering has launched first-come, first-served unit selection contracts for Hillstate Guwol Art Park, a residential complex it is developing in Guwol-dong, Namdong-gu, Incheon. The contract deposit is set at 5 percent of the purchase price, with a fixed initial payment of 10 million won (about $6,510), and resale restrictions apply for one year from the date of the first winner announcement.

The complex will comprise four buildings rising up to 39 stories above ground with six basement levels, offering units with exclusive use areas of 84 and 101 square meters across a total of 496 units. Move-in is scheduled for October 2030.

The development sits on the former site of the Lotte Department Store's Incheon branch, adjacent to Arts Center station on Incheon Metro Line 1. The GTX-B line is planned to stop at Incheon City Hall station, one stop away.

The surrounding area includes the Lotte Department Store Incheon branch, Guwol-dong Rodeo Street and Gachon University Gil Medical Center, and commercial facilities will also be built within the complex. A central park spanning roughly 350,000 square meters sits in front of the development, with Seunghaksan and Incheon Aedeul park also nearby.

The complex will feature a curtain-wall exterior design, with community amenities including a fitness center, group exercise room, clubhouse and kids' lounge. Landscaped spaces — a health garden, pocket gardens and a children's playground — are also planned.

Unit interiors will be arranged with a south-facing orientation and a four-bay flat-plate layout. Cross-ventilation has been incorporated in most unit types, and each home will include an entryway storage room, pantry and walk-in closet.

A range of smart home systems will also be installed, including an integrated parking management system, Hi-oT service, a unified wall pad, a master lighting-off and elevator call system, and a voice-recognition kitchen TV.

"This is a complex with a prime location next to Arts Center station and strong lifestyle infrastructure," a pre-sale official said. "Through the first-come, first-served contract process, buyers can choose the building and unit number they want."
