Line 1 Dongtan Station extension, Dongtan tram project among transit upgrades in the pipeline; Xi brand premium and central location highlight the complex

GS E&C announced Monday that it plans to launch pre-sales of Osan Heritage Xi in Yangsan-dong, Osan, Gyeonggi Province, in July.

The complex will be built across two blocks — Block 1 at 223 Yangsan-dong and Block 2 at 328-2 Yangsan-dong — and will consist of 22 buildings rising up to 27 above-ground floors over two below-ground levels, for a total of 1,783 units. Block 1 will have 13 buildings with 1,069 units, while Block 2 will have nine buildings with 714 units. The development focuses on mid-to-large unit types, with exclusive use areas of 75, 84, 102 and 124 square meters, as well as 166-square-meter penthouses.

The complex also benefits from strong transit and commuter infrastructure. Residents will be able to walk to Byeongjeom Station on Metropolitan Subway Line 1, and the project is expected to benefit further from a planned extension of Line 1 to Dongtan Station and the proposed Dongtan urban tram line. Major expressways — including the Second Metropolitan Ring Expressway (Bongdam–Dongtan section), the Osan-Hwaseong Expressway and the Gyeongbu Expressway — provide easy access to Seoul and the broader Greater Seoul area. The surrounding area is also home to major industrial facilities, including Samsung Electronics' Hwaseong and Giheung campuses, Dongtan Techno Valley and the Gajang Industrial Complex, underpinning solid residential demand.

Everyday amenities are plentiful as well. Residents will have convenient access to the commercial infrastructure around Byeongjeom Station and the Byeongjeom Mixed-Use Town central commercial district, as well as Lotte Cinema, Hanaro Mart and Yangsan Library. Nearby parks — including Osan Sema Park, Hwaseong National Cemetery Park and Hwasan Ecological Park — contribute to a pleasant living environment. A sports park of roughly 33,000 square meters (1 pyeong equals 3.3 square meters) is also planned immediately adjacent to the complex. On the education front, residents will be within walking distance of the planned Yangsan Elementary School No. 1 (tentative name) and Yangsan Middle School, which is scheduled to open in 2027, and the complex is close to hagwon districts in Byeongjeom and Dongtan.

The complex features specialized design befitting its scale. All units are oriented primarily toward the south, and the flat-plate four-bay layout maximizes natural light and ventilation. Storage space has been expanded throughout, with walk-in closets and pantries. The residents' community center, Club Xi-an, will include a fitness club, an indoor golf practice range and a residents-only sky lounge, adding a premium touch to the development.

"The area around Byeongjeom Station, where Osan Heritage Xi will be built, is drawing attention as an emerging residential hub in southern Gyeonggi Province," a GS E&C official said. "With the rich infrastructure of the Byeongjeom transit-oriented area, favorable transport developments and the product quality of the Xi brand all coming together, we expect this complex to become the flagship apartment development representing the region."

Meanwhile, the broader Byeongjeom Station area is currently taking shape as a mini new town of roughly 10,000 units anchored by major residential brands. Industry observers say the complex is poised to go beyond simply adding new housing supply, leveraging the Xi brand premium to serve as a new residential centerpiece for the Byeongjeom Station living zone.
